DEZER SUBMITS PROPOSAL TO DIG ENTIRELY NEW CANAL IN NORTH MIAMI BEACH SURROUNDED BY ‘TOWN FOR MILLENNIALS’

Dezer Properties submitted plans to dig a large new canal into the center of the Intracoastal Mall in North Miami Beach as part of a proposal to bring thousands of new residents to the area.

Dezer purchased the property in 2013, and President Gil Dezer said he would build a “town for millennials” on the site, which is next to Sunny Isles.

The new canal will be connected to the Intracoastal Waterway. There will be a waterfront promenade on all sides, along with docks and kayak launches.

A water taxi service is also shown on the plans. Dezer has previously that high speed “vaporetto” boats that would offer quick connections to South Beach and Wynwood.

Next to the new canal, towers would rise up to 48 stories.

The master plan includes:

380,000 square feet of retail
2,000 multifamily residential units
175 key hotel
200,000 square feet of office
“Extensive” public spaces
Around 4,500 parking spaces
The proposal has been submitted to the city of North Miami Beach. Dezer is asking for approval of a conceptual master plan and development agreement.


Zyscovich is designing the master plan.

I used to live in this neighborhood called Eastern Shores in the 80's and traffic was already bad back then. This project is way too much for the area.

I can see this project causing a NIMBY upheaval for those very reasons, traffic, and being out of scope for the area. But time will tell.

I met Dezer in one of his projects in Miami...

They are sure betting big on making the area around and containing the Aventura Mall and Sunny Isles Beach a major center of activity...and an affluent one at that. Can't forget that SoLeMia is only a short ways south of this area. It would certainly be a good time for the entire metro area along the bay to consider water taxi-type transport. How many more times can they really expand I-95?
