I think the visibility from a high traffic road, (McAllister Drive), could be a reason for choosing the location. It's most likely a smaller mom and pop type of grocery store. Kind of like
Saveway in Fredericton for example. The former Fabricville space is around 10,000sf I believe. Plus that would be the only area in the east side retail area, with a large enough space available and that doesn't already have a grocery type of tenant. SmartCentres has Walmart and Giant Tiger, East Point has Sobeys and Costco. Parkway Mall is the only place available for a new grocery tenant. Overall, this is interesting. Curious to see who it is.
