The project also is building a thermal storage system, a green-energy technology that creates ice during cold temperatures at night that is then used to power air conditioning during the day, Weldon said. The thermal system is still being tested out and is not running yet since the campus is mostly empty, he added. The green tech could significantly reduce the project’s power costs, reducing operating costs for tenants by as much as 30% to 40%, he said.
Building the thermal system, renovating the existing buildings so far and building out roads and other infrastructure work will probably bring the first phase of the project to above $100 million of development, he said.
However, the project cost could climb to above $1 billion if it is fully built out to 4.5 million square feet — a process that will largely depend on the market and leasing, he said. Optimistically that could take seven years.
