Great news. The wall facade collapse and losing the casino bid must have lit a fire under some arses.

RFI's should be done more often for city concerns. It brings out good ideas from people who care.

In 2018, ex bears players Israel Idonije and Julius Peppers had plans to convert 2222 S Michigan Ave in Motor Row to a restaurant, rooftop pool, co-working space, etc. It would also have 4 residential units

There's a new zoning app up for it which calls for 38 residential units, 18 extended stay hotel rooms, a basement restaurant, 25K sq ft of office/retail/venue space, and ground floor restaurant/commercial

The Gym Pod is a Singapore-based gym from repurposed shipping containers. They've expanded across all over Singapore and their first US location is in Fulton Market! If you ever wanted a private gym and an excuse to watch Fulton Market construction, the pods are located at 1000 W Carroll

Agreed, but it's next to the expressway and it's one of only a handful in West Loop so it'll probably be there for awhile. I would like to see the lot across Racine get developed, though. Seems like a nice spot for a small midrise. The old Oxxford Clothes building is still vacant too. There was a plan to do office there before the pandemic, but it's been listed for sale for quite some time. It's gotta be one of the last loft-conversion opportunities in West Loop.

+1 on the CA6 looking gorgeous....

The fact that some of us are questioning if it's new construction goes to show they did a good job.

really outstanding. just goes to show how careful brick selection and just a bit of added thoughtful detailing can make a huge difference in a project. really no excuse for how much garbage we've gotten with similar attempts

The faux rusticated stone piece at the springpoint of the arch should have gone all the way to grade.

Practically limestone tends to erode quickly in Chicago, but especially when it's too close to the ground. The brick is unlikely to erode if it's quality brick, and the mortar can always be repointed.

My gripe is with the sill flashings and expansion joints, which really stop the eye. It's a brick veneer, so those are certainly needed but a great design would conceal those in recesses and shadow lines. This building is way above average for Chicago condos, but not quite up to the standards of brickwork in DC, Boston or NY. Part of it comes down to the masonry trade in Chicago, who love to ruin the appearance of nice brickwork with awful things like cloth wicks to save a few bucks.

Various zoning applications coming out today...

1) Mercy Housing has a zoning application up to build a new 5 story, 50 unit building with 21 parking spaces at 1800 S Michigan Ave in South Loop. Total height to be 69 feet. Unfortunately no ground floor commercial/retail space.

2) Proposal to convert the vacant 4 story industrial/manufacturing building at 2635 S Wabash into 54 units by building a partial 5th floor resulting in a new height of 65 feet. There would also be ground floor retail space and 70 parking spots (which I assume are already in the lot next to this). This is about 1 block south of the future eSports Arena proposed for the 2500 block of South Wabash. Developer traces back to Icon Capital Group in Logan Square.

This is slated to be a 4 story building with 60 total units (48 affordable and 12 market rate) with a grocery store/cafe on the ground floor. Total height would be 60 feet tall. At least on StreetView there are 2 vacant lots on this site and other 1 story buildings. The city either owns part of the entire site or all of it:

4) Two Fish Crab Shack on 47th in Bronzeville looks to re-develop their property to build a new 5 story, 8 unit building with 3 commercial spaces including one with a 2nd floor mezzanine area which I assume would be for their restaurant. Right now it's a 1 story building and a little grass lot next door. Based on the drawings, it looks like it would take up that grass lot too. Total of 64 feet in height.

5) New 4 story, 60 foot tall commercial building proposed for the vacant land at 4731-59 S Cottage Grove Ave. Says it will include a food market (despite being across from the Walmart there), NFT gallery, an indoor golf facility, 2 restaurants, and some spec commercial space. Will have 13 car parking spaces and 79 bike spaces. Developer is listed as Milhouse Development which has an office downtown. The land is currently owned by the city
