Permits have been filed for a 19-story apartment building at 109 East 79th Street on the Upper East Side, Manhattan. Located between Park Avenue and Lexington Avenue, the interior lot is two blocks north of the 77th Street subway station, serviced by the 4 and 6 trains. Legion Investment Group is listed as the owner behind the applications.

The proposed 209-foot-tall development will yield 145,000 square feet of residential space, with 113,000 square feet being the zoning floor area. The building will have a total of 36 condominiums. The concrete-based structure will also have a cellar and rooftop.

SLCE Architects is the architect of record with Gloria Glas responsible for the design.

Demolition permits were filed in September of last year. An estimated completion date has not been announced.

Permits have been filed for a 31-story mixed-use building at 200 East 34th Street in Kips Bay, Manhattan. Located on the corner of Third Avenue, the lot also known as 501 Third Avenue is two blocks east of the 33rd Street subway station, serviced by the 6 train. Xiaocheng Zhou under COA 200 East 34th LLC is listed as the owner behind the applications.

The proposed 328-foot-tall development will yield 135,094 square feet, with 132,102 square feet designated for residential space and 2,992 square feet for commercial use. The building will have 144 residences, most likely rentals based on the average unit scope of 917 square feet. The concrete-based structure will also have a cellar.

Cetraruddy Architecture is responsible for the design.

Demolition permits have not been filed as of yet. An estimated completion date has not been announced.

Permits have been filed for a 27-story mixed-use building at 27-01 Jackson Avenue in Hunters Point, Queens. Located between Dutch Kills Street and Queens Street, the corner lot is two blocks west of the Queens Plaza subway station, serviced by the E, M, and R trains. Also within walking distance is the Queensboro Plaza, serviced by the 7, N, and W trains. Fetner Properties under American Lion, LLC is listed as the owner behind the applications.

The proposed 336-foot-tall development will yield 151,141 square feet, with 139,891 square feet designated for residential space and 11,250 square feet for commercial use. The tower will have 139 apartments, most likely condos based on the average unit scope of 1,006 square feet. The concrete-based structure will also have a cellar, retail on the ground floor, and 91 enclosed parking spaces. Parking will spread across the first three levels with units (a portion will be affordable) starting on the sixth floor.

Luigi Russo under SLCE Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

A new rendering has been revealed for 1230 Madison Avenue, an upcoming 20-story building on the Upper East Side. Located in Carnegie Hill by the the southwestern corner of Madison Avenue and East 89th Street, the site is on the same block as the Solomon R. Guggenheim Museum and just six blocks away from the Metropolitan Museum of Art. The architectural language and style easily identifies it as the work of Robert A.M. Stern Architects.

The featured image shows the architect’s signature stone curtain wall with traditional windows and tiered setbacks, and of course, a decorative crown on the top floors that echoes the genteel aesthetics of pre-war architectural design. At 208 feet tall, the tower will stand prominently over the adjacent structures, providing units on the upper floors with westward-facing views of Central Park and the Upper West Side.

Project: 142-150 South Portland Avenue

The project at 142 South Portland Avenue would stand 13 stories tall and span about 86,000 square feet, split between 76,000 square feet of residential space and 10,000 square feet of community space.

The project, which was unanimously approved last year, is currently in the middle of a lawsuit, as neighborhood residents maintain that the city’s approval of it was an instance of illegal spot zoning. All of the housing units are slated to be below-market-rate, and it’s being developed by a partnership that includes Hanson Place Seventh-day Adventist Church.

Construction Update: Cornell Tech Executive Education Center and Graduate Hotel

Project: 319 West 35th Street

Mayflower Business Group is moving forward with its plans to build a new hotel in the Garment District, about a year after the firm had filed plans for another hotel a few blocks way.

The Wei Hong Hu-led firm pre-filed an application with the city’s Buildings Department to construct a 25-story, nearly 46,000-square-foot hotel at 319 West 35th Street. The new project will have 166 rooms, filings show.

Hu did not immediately return a request for comment.

The firm picked up the two five-story rentals buildings at the site, sandwiched between Eighth and Ninth Avenues, in 2016 for $28 million.

The filing comes a little over a year after Mayflower put in an application to build a 29-story, 65-key hotel at 58 West 39th Street.

Peter Poon is the architect of record for both developments.

Project 36 West 38th Street

New York-based Gene Kaufman’s design studio is responsible for more than 50 hotels and dozens of commercial properties across New York City. Together with Onboard Hospitality, LLC, Kaufman’s latest project is currently under construction at 36 West 38th Street in Midtown, Manhattan, and will debut as Jade Hotel.

Updated renderings for the 21-story hotel property reveal a simple grey-hued masonry façade, stacked balconies, and outdoor terrace areas. Little information has been revealed regarding additional amenity spaces nor the look and feel of the development’s interior spaces.

36 West 38th Street is not an entirely new development. The plot of land was originally owned by Gemini Real Estate Asset Management, who auctioned off the property as part of the firm’s bankruptcy proceedings. In January 2017, Joginder Sharma of Onboard Hospitality LLC became the new owner of the site for just over $19 million.

Falcon Pacific Builders, the construction managers for the new Jade Hotel, have confirmed that work on the rising property is expected to wrap up by Fall 2020.

Project: 800 Flatbush Avenue

City officials recently celebrated the commencement of construction at Caton Flats, a mixed-use development in Flatbush, Brooklyn, that will eventually introduce 255 units of affordable housing.

Designed by Magnusson Architecture and Planning, the new property is located on the corner of Flatbush and Caton Avenues at 800 Flatbush Avenue. It replaces the shuttered Flatbush-Caton Market, a long-running hub of Caribbean-owned small businesses and merchants that served as a major cultural destination for local residents.

“We’re thrilled to break ground on Caton Flats, a project that promises to bolster and revitalize the Flatbush community,” said James Patchett, President and CEO of the NYC Economic Development Corporation, one of several government agencies responsible for the new building. “Caton Flats will provide affordable housing, community space, and a new Flatbush-Caton Market for all to enjoy.

The remaining government agencies involved in the new development include the city’s Department of Housing Preservation and Development, the Housing Development Corporation, and the Caribbean-American Chamber of Commerce and Industry, in addition to BRP Companies, a privately-owed real estate developer and management firm.
