Did this tower lose a few floors? In the link posted I count 51 floors. Did they cut 9 floors? Hopefully not.

If that rendering is current, 51 floors it is. That would be sub-700'. But anytime a project gets to that value engineering step, it usually means it's moving forward.

If they merely squared the building off and chopped 9 levels (keeping the floor-to-ceiling ratio the same), this thing will be about 658' tall.

Pittsburgh-based PNC Financial Services Group announced today that their $11.6 billion acquisition of Houston-Based BBVA USA Bancshares has been completed. BBVA's total transition to PNC should be complete by the end of October.

This is better than the no news we have become used to with this project. A permit was filed yesterday to remove a tree on site so geotechnical boring can take place.

Seems residential demand is strong with all the new towers breaking ground or in the pipeline. Perhaps they will revisit their original plans and not scale back. Was really looking forward to the 774' height on this one shaping the skyline.

Ryan Companies US Inc. is bringing on Tishman Speyer Properties LP — a New York-based real estate firm with a huge portfolio that includes iconic Big Apple buildings such as the Rockefeller Center and 200 Park Avenue — to develop a 58-story mixed-use tower in downtown Austin.

321 West, as the project is called, will include about 140,000 square feet of office space across seven floors, according to Ryan and Tishman Speyer. The remainder of the building at 321 W. Sixth St. will feature 370 residential units totaling 300,000 square feet and ground-floor retail.

Residential units will occupy floors 21 through 56 and feature studio, one-, two- and three-bedroom apartments.

There will be 15,000 square feet of indoor and outdoor amenities, including a pool, fitness studio, co-working areas, game room, roof-deck lounge and pet areas. Construction is slated to start in late 2021.

So they are now calling it "321 West". I wonder if they are planning to keep the design similar to what's already been presented in renderings?

I also thought this was interesting:

Capital Metropolitan Transportation Authority, as part of a $7.1 billion mass transit expansion called Project Connect, plans to build an underground subway station in the area. KUT reported in July that the latest plans call for the station to be located just west of 321 West — with public documents indicating a possible entrance from the Ryan/Tishman tower.

"High-rise development has long been in the cards for the southeast corner of Guadalupe and West Sixth streets, currently occupied by a BBVA branch. Austin Business Journal reported in November 2019 that Minneapolis-based Ryan had plans for the site, currently home to a BBVA branch. Ryan confirmed in May 2020 it was moving forward with a 60-story skyscraper.

Now the plans have shifted slightly and Ryan and Tishman have partnered as co-developers. They are also both equity partners.

A warranty deed recorded July 27 with Travis County shows Alabama-based BBVA USA sold its building to a Tishman Speyer entity: 321 W. 6th Street Owner LLC.”

It sounds like it could possibly have changed. I hate to say it, but I wouldn't be surprised to see this tower become shorter and have a more generic design. Although, looking at their website, Tishman Speyer has some pretty impressive properties.

This will be interesting if they put an underground subway system underneath a potential mixed-use building. If I remember correctly, in my days of Chicago, the tower they constructed over Ogilvie Station had to be office space, because they were afraid that no one wanted to live in a building with a lot of traffic underneath it. Maybe it would be just a station and not the suburban metro line.

It also sounds as if the ground floor retail might no longer include a bank branch. That would be an improvement.

I got the sense that BBVA is also no longer involved in the construction at all. There's no more mention of a bank in the lobby, or as of BBVA as a player in the office portion of the building.

Not surprising as all BBVA branches are closing Oct 8th and reopening Oct 11th as PNC bank branches. There is a location at 301 Congress which does lack a drive thru option and ATM access is not very convenient M-F 9A-3p. So PNC may find an alternative in the near future DT.

in NYC a connection to the subway is considered a premium for any sort of mixed use tower. Even a residential tower would benefit from a subway connection but would obviously then require a door man.

That said, the subway connection makes the *most* sense for office/retail and hotels since it makes transit to the building easier.

Straight shot to the airport without having to go outside on a 110 degree day/cold day/rainy day is also not nothing.

I would be very surprised if this was both downsized and value designed. Tishman has DEEEEEEEP pockets and now we know - owns the land. They don't mess around and are focused on high/innovative designs.

Additionally, if true, and this does begin construction by the end of this year, then Ryan sold Tishman on a shovel-ready project. If so, there should be little overall change in the design.
