1088 + 1136 Maritime Way | 21m + 28m | 6fl + 8fl | Proposed

Groupe Lépine has submitted a joint application for the development of 1136 and 1088 Maritime Way. The subject property is located within the northern portion of the Kanata Town Centre lands and has been designated for development since the 1970’s. The site is centrally located within the Town Centre lands at the south-east corner of the intersection of Campeau Drive and Maritime Way.

The proposed residential development at 1088 Maritime Way consists of a U-shaped, mid-high rise apartment building, with building facades along Campeau Drive, Maritime Way and the City’s multi-use pathway. The 144-unit mid-high rise development has a maximum height of six storeys with incremental reductions in building height to three and four storeys along Campeau Drive and transitioning to lower heights towards the low-rise residential development to the east (Village Green). A range of rental dwelling units (55 one-bedroom units, 82 two-bedroom units and 7 three-bedroom units) are being provided. Parking (168 vehicular parking spaces for residents and visitors; 72 bicycle parking spaces) will be provided within an underground two-storey parking garage. The main pedestrian and parking garage entrances are provided along the main Maritime Way frontage.

The 154-unit mid-high rise development has a maximum height of eight storeys with incremental reductions in building height to four-storeys along the open space corridor and the low-rise residential development to the east (Village Green). A range of rental dwelling units (38 one-bedroom units, 112 two-bedroom units, 2 three-bedroom units and 2 four-bedroom units) are being provided. Parking (170 vehicular parking spaces for residents and visitors; 78 bicycle parking spaces) will be provided within a two-storey underground parking garage. The main pedestrian and parking garage entrances are provided along the main Maritime Way frontage.

NEUF Architects has been retained to design the buildings.

The Ottawa developer behind the $250-million William's Court at Kanata Lakes rental complex has cleared a major hurdle towards constructing another apartment building on a neighbouring property.

In a letter published Monday, city staff approved the site plan application submitted last spring by consultants acting for Groupe Lepine to construct a 154-unit residential building at 1136 Maritime Way, just north of Highway 417 and less than a kilometre east of the Kanata Centrum Shopping Centre.

At its tallest point, the building will be eight storeys with incremental reductions in height to four storeys.

Last spring, Groupe Lepine finalized the sale of the remaining two buildings of the William's Court development and exited its investment. The cumulative value of the five-building complex, which was sold in stages to to Killam Apartment REIT and KingSett Capital, was $250 million.

MINOR VARIANCE APPLICATION

In 2017, the Committee granted Minor Variances for the construction of a proposed 6-storey, 144-unit apartment building on this site. The Owner now wants to reconfigure the internal layout resulting in the increase in the overall unit count from 144 units to 156 units. It is proposed to convert a portion of two-bedroom and three-bedroom units into one-bedroom units, with no proposed modifications to the above ground building footprint. The application also indicates that Level 2 of the underground parking will be rearranged to accommodate an additional 11 parking spaces, as required for the increase in units, as shown on plans filed with the Committee.

Kind of looks like a Siberian mining town with a few tacky embellishments.
