Look around and you will see that there are not that many sites for new high rises in the vicinity unless there is demolition of active buildings that contribute to the urban fabric of Downtown. Probably the nearest opportunity is the half-block west of the new Moxy Hotel, along SW 11th. Another possibility one block north could be the half-block bounded by SW 10th between Oak and Harvey Milk, where a new building was proposed a few years ago. And then to the south, the Smartpark bounded by Morrison & Yamhill / 9th & 10th should have been demolished and redeveloped with a high-rise, but the City just spent a ton of money rehabbing it. So south of the garage, there are a bunch of half-block parking lots along SW 10th, 11th, and 12th Avenues just crying out to be developed. I expect that to happen after a post-pandemic shaking out because the market for new office space is changing.
