So I suppose that means that all thats left for the core is 2 residential floors and two mechanical and then the steel can be completed?

It's like they put the '30' on there just so I don't have to count the floors.

Thanks, tarp guys.

They were up welding on the 30th floor last night around 8:30ish. My guess is they were working on the new swing stage rail and support system that WinCitySparky was mentioning a few posts back. He said they have to move it every few weeks or so for the glass installation.

What's your estimate on the square footage? One bedroom, two bedroom, etc.

Starting at 500 ft for 1 BR is fairly normal these days. I've even seen lots of ~400s in new buildings.

Smaller 1 bedrooms appear to be about 400ish maybe. Larger 2 bedrooms appear to be anywhere from 500-600 depending on the unit. There’s one suite that had 2 bedrooms plus a “den”, aka tiny bedroom or tiny office. That one’s around 600 tops. A queen size bed would eat up most of the floor area very quickly in any suite’s bedroom. The suites from 36-39 have a different set of slightly bigger layouts at the expense of one less suite per floor.

Allegedly the finishes are supposed to be nice but we’ll see. Cost savings has run rampant here. Also the ceilings are loaded with odd shaped bulkheads, with any exposed hollowcore being stippled (is textured ceiling still even a thing?) and there is weird wasted space around columns and windows where the latches are hidden around badly planned frameouts around said columns. Also, the amount of provided light fixtures is extremely minimal.

600 ft 2 bedroom is absurdly small. I don't understand how that could work. If that's the case they shouldn't put nice finishes in because no one will pay the rent for a high end shoebox.

Sounds brutal about the layouts – it's crazy how much of a difference it makes. Been apartment hunting the last month or so and I think I'm going into the Boyce. The layout of the 520 ft 1BR there is fantastic, it feels so much bigger than some 650-700ft ones I've looked at.

Quite a number of buildings I've seen that 546 has designed have been absolutely dreadful. Just absurdly bad layouts with horribly placed cabinets/HVAC etc. Like the fact they needed to build out the units was a complete afterthought to the building design. Wonder if Ray Wan also has no idea how to design a tower keeping in mind how the inside needs to work...

Nothing beats 530 River's windowed closet though... lol.

For what it's worth I used to live in a 2 bedroom condo at 15 Kennedy... that was about 800ish square feet and it was reasonably comfortable and spacious for two people. If you cut out the walk-in closet space and dining area that would get it down to 600. It would work, but it would look pretty low-end to most people. Which is not the market I'd think Marwest would be going after with a prominent brand new build like this.

Looks like Marwest is basically trying to market long-stay hotel rooms as apartments...

if they're small but priced right with a nice view, this building could rent up quickly.. which is exactly what this project needs. the building across from harkness station seems to be filling up quickly judging by the amount of lights on in there at night so there is definitely the demand for new product

Someone on here (Biff cough cough) has actual floor plans. They're posted somewhere in here on SSP.

I rented a 500 sq. ft 1 bedroom apartment 12 years ago, in the renovated Silver Heights apartments when they were first done. It was $1000/month when we moved out in 2010. And they were increasing rent each year. Paying $2k per month now, in a new build seems reasonable in 2022.

What's the holdup on getting the pump reinstalled and resuming the last little bit of the core?
