There are around 250 cancer research projects currently underway at the center. This facility will attract people from around world seeking advanced medical care. IQ District Update:

The first medical students will move into the IQ District in March 2014. In February 2014 we should have an update on when the Wake Forest University School of Medicine and their medical library will begin renovations/construction on their new building in the IQ District in downtown Winston-Salem. Wake Forest University School of Medicine's adaptive reuse project will likely take 18-24 months to complete. That should be fun to follow on the forum!

Downtown Library Update:

19 architects are interested in designing the new downtown library. Hopefully we will have renderings from all of them soon. This was Fulk's rendering, which I liked. I'm not sure if Fulk resubmitted another proposal or not?

Stevens Center PAC Renovation:

The Stevens Center has officially asked for incentives and this is moving forward much faster than I thought it would. Hopefully, this will move to construction soon!

760 West Fourth:

I've heard site demolition (demolition of old retaining walls, light towers, and pavement on site) is set to start this month. Maybe it will join the construction list too in a few months?

Cycling Update:

Downtown Winston-Salem will soon have around 22 miles (around 35 kilometers) of bike paths, when current construction projects are completed. These will connect downtown workplaces/entertainment to neighborhoods, historic districts, colleges, museums, entertainment venues, parks, and more. A fact some people may not know: Winston-Salem actually has a city department focused on walking/cycling infrastructure with its own planner on the city payroll. This was from the city's cycling newsletter from that office.

Interesting Notes:

Unemployment in Winston-Salem's MSA is 6.9%. Among the lowest of the 14 metro areas in the state.

Andrés Duany said downtown Winston-Salem is the best downtown in the region and praised it heavily.

More Apartments!

City Hospital Apartments

And we start off this post with news of a developer converting a wing of the former City Hospital into apartments. I'm still searching for information, but at least one person who lives in Winston-Salem is saying it's possibly already under construction. So, I've added it to the construction list. City Hospital was built in 1914 and expanded in 1923 and around 1947, if I remember correctly? I think part of the complex is already apartments (1947 wings)? The building has an interesting history as the State Advancement School in the 1960s, after the hospital moved. The school was a residential school, with around 2,700 students of all races from across the state, used to develop teaching techniques used throughout the state.

Library at Merschell Plaza Has Mayor & Alliance Support!

It appears as if the mayor and several of the city's leaders support this interesting library in a park proposal from a New York architect. They are working hard to convince the county to select Merschel Plaza. Write to the county commissioners and tell them you want the library at Merschel Plaza!

According to Winston-Salem's Cycling and Walking Transportation Planner, Matthew Burczyk, Downtown Winston-Salem has around 23 miles of bike paths built or under construction. There is a strong city backed effort to encourage cycling to work and increase bike commuting by 10% or more in the next three years. This is seen at every new office building built downtown. If you work in downtown Winston-Salem, take advantage of this and ride your bike to work!


Sports Facilities:

Winston-Salem Open Tennis Facility (USTA Tennis)

The Winston-Salem Open Tennis Facility was selected as host for the 2018 NCAA Division I Tennis Championships. The facility is expected to begin construction in 2014 and it is said it will be among the nation's best tennis facilities. Congratulations to Don Flow and this facility! It should be fun to watch the construction and see it completed for 2015 Winston-Salem Open on CBS.

Triad Regional Government Council Building - Completed!
Construction is complete on the regional government headquarters, so I removed it from the list above. It is the economic development recruitment office for the 12 county area and operates massive regional databases used in recruiting employers, so it is also an IT center. The group has large mobile operations too and this provides a place for that.

One of the more interesting features are treadmill desks. People who work there or use the services are exercising at their desk.

Hilltop House South - Topped Out!
This innovative structure is finally topped-out and should open sometime this spring. They still have brick work and the balconies to finish. If you're looking for more affordable apartments, but with all of your favorite amenities, Hilltop House is for you. It helps solve the problem of young professionals being priced-out of the apartment market.

The twin towers structure above is being constructed right now and will appear near First and Liberty streets very soon.

Salem Creek Connector - Construction!
The last piece of Research Parkway is now under construction and it will open-up the southern end of eastern downtown to development. Salem College has already purchased or is in the process of buying the land around this project, so they can double the size of Salem College with all math and science related classrooms. It will also have dorms fronting the streetcar route.

Historic Union Station
This building has moved closer to construction, with the city looking for a contractor. I've heard it won't start construction until November 2014, but I guess we will see? This is part of the rail streetcar system.

Plant 64 Mixed-use Project
We really need more photographs in this thread. I don't think anyone is commenting due to the lack of photography. The GC recently uploaded a few photographs of this nearly 250 apartment development, with its 10,000 square feet of retail and underground parking. At $55 million, it's a noteworthy project. So far, work hasn't started on the retail structure along Fourth Street, but the residential and amenity buildings are under renovation right now. This site is actually five different buildings, ranging in height from 3-7 storeys.

I have a lot of fun news to share this week. I'll start with with a few photography updates.

I don't live in Winston-Salem, so I have to search for update photographs from anywhere I can find them.

Inmar Headquarters Downtown / IQ District
The person in the middle is the CEO of Inmar. It appears as if the worker in the background is installing the building's architectural lighting? I really want to see the interior of this tech company's headquarters. I think they have 6 buildings in Winston-Salem. This building will be their largest, opening with over 1,000 employees. The building is built so they can add another 500 employees. All IT employees. Looking for a job? Apply at this company. They are always hiring.

525@Vine Downtown / IQ District
This building, currently under construction, is next door to Inmar's headquarters. It will eventually house a 500 employee operation that makes phone apps for major retailers, a research organization for public health, a PA department, a bioinformatics operation, a health club, a multi-storey elevated conference center and the Center for Emerging Technologies. Obviously, it will also have retail spaces/storefronts in a nice courtyard.

760 West Fourth Downtown / Village District
Demolition has started at 760 West Fourth, which could become an 11-storey high-rise? We will see what happens when they officially present their plans to the city.

Link Apartments Downtown / Village District
This is actually a chain type of apartment development. You'll find Link Apartments in other cities. It's still interesting, at 205 units! It also has electric vehicle charging stations.

23-storey Hotel at 401 N. Main Downtown / Restaurant Row
For those who don't know, hotel developers have fought for the ultimate prize. The ability to renovate the Empire Building at the RA Headquarters Complex. The building was a "blank check" project from a company who's products helped defined the jazz/swing age. It was designed by Shreve Lamb & Harmon in 1927 and completed in a year - yes the same architects as the Empire State Building! This building was North Carolina's tallest building from 1928-1965, when the 30-storey glass box next door to it was completed. It is an amazing work of art deco architecture, with marble from around the world, gold and silver ceilings, original art deco light fixtures, rare metals on the doors, etc.,. No surprise, this was 1929 AIA Building of the Year, as the best building design in the United States that year, which many art deco lovers believe was the top year for architecture. As you can see, it is a prize!

What is new? 7 hotel developers were selected as having plans that matched the owner's vision. 3 of those developers are now finalists to convert this building into a luxury hotel and condos. They will also restore the original ground floor retail!

It is covered in beautiful artwork and art deco. It looks like a luxury hotel now.

If you're a developer who can take on a $60 million hotel project, you can still submit a proposal to the owner through CBRE. Just ask about 401 N. Main in Winston-Salem. One of North Carolina's top luxury hotel developers tried, but this building's renovation cost is more than value of all of his hotels and restaurants combined. This is a big project and will likely include city/county incentives.

Winston-Salem forum members at WSTB think this could become a 21c Museum Hotel, Intercontinental, or some type of Westin flag? We'll see. It could also be independent or maybe a smaller chain will win it? I think everyone wants 21c Museum Hotels and anything less than that is likely disappointment.

Missed One! - Winston Mutual Renovation:
I'm starting to find more buildings I forgot to add to the construction list. Among them is the Winston Mutual Insurance Building Renovation! Two tenants are signed for the renovated office space in what is seen as the most important building in East Winston. I love finding buildings I may have missed, since it makes the already impressive proposed and construction lists even longer! If you know of one, post it below or let me know about it, so we can add it.

Winston-Salem's Tech Boom:
Winston-Salem ranked 7th in nation in High Tech GDP Growth from 2011-2012. The city is also starting to skyrocket up the job growth rankings for the latest year available. And yes, it's mostly tech jobs and that is reflected in what we see under construction or recently completed.

Speaking of tech jobs: Inmar is talking about hiring possibly hundreds more people in downtown Winston-Salem's IQ District. They haven't given a set number, but could announce something in a few months. This company is always hiring. If you're looking for a job, majored (science) in a computer related field, and love Winston-Salem, this is a good place to look.

B/E Aerospace has signed two or three more contracts this week and is projected to reach $4 billion in revenue, when their 4th quarter numbers are released. This is another tech company that is always hiring in Winston-Salem for office workers, engineers, and more.

City of the Arts:
UNCSA won an Emmy Award for their work on a major performance downtown that was broadcast on state-wide TV. Further proof of Winston-Salem's amazing arts scene, which is one of the major attractions for companies relocating to Winston-Salem or people moving to Winston-Salem.

Fun Events:
I would like to highlight some of the unusual events that keep Winston-Salem weird. Among them is the Beer Run. The Beer Run starts with a 5k race in March, and each subsequent race, through November, adds a longer distance option, up to a 15k. What makes the event unusual is the free beer after each race and the chance to meet new running and drinking buddies. If you place in your age group, you can win a customized pint glass.

Fourth Street Updates:
a/perture movie theatre expanding again! And by 25%! This follows a recent expansion of the downtown theatre last year. It shows how much Winston-Salem loves independent, foreign, documentary, local, and festival films. There is also talk of another similar theatre opening in 2015 on the same street, to give a/perture a little competition. Many people may not know that Winston-Salem has two film schools, including an internationally known film school, which has the kids of Hollywood celebrities going there, at UNCSA. If you think you may have seen the son or daughter of a famous movie star on Fourth or Trade streets or in Washington Park, you probably did.

West End Mill Works Update:
The Porch Kitchen and Cantina is now open. West End Mill Works is more significant than I though, with multiple former industrial buildings, being converted by hipsters, into a massive arts, creative job incubator, and entertainment center. Since it's along Canal Street, it's easy to miss it. Don't miss it on your visit!

23-storey Luxury Hotel at 401 N. Main
One of the three finalists could be hotel developer Mit Shah. There is also talk that an architect involved with the interiors of NYC's 432 Park Avenue could be involved with at least one of the proposals. I love that building and it adds to the excitement of seeing the proposals in a few weeks.

525@Vine Update:
Color changing lights are now in place and they are awesome! We are maybe 10 weeks away from tenants moving-in! I think the architect has another award winning design with this building and the building next to it.

$200 Million Mixed-use Project?
The N.C., AIA award winning architectural firm of West & Stem are designing a $200 million development named Carrollton, which could include 1,000 residential units and 1 million square feet of retail and office space. At least one office building is already completed (about a month ago), with another about to start. This could be a significant project. We'll see how it unfolds.

Completed! - Comprehensive Cancer Center (CCC):
I think the 192 bed research cancer center is finished and open for use. I'm removing it from our list of construction above. But not without a few photographs to showcase the tallest building built in 2013. This is the state's largest comprehensive cancer center! The healthcare in this city is really amazing. Because it's a research center, it also features a conference center for researchers. Again, research and technology jobs are growing fast in Winston-Salem, and this center is now hiring, creating more tech jobs. This facility offers many treatment services for cancer patients that can only be found in this facility in the state of North Carolina. There are also efforts underway to make this facility even more accessible, through proposed streetcar and lightrail systems, connecting to Union Station.

One major announcement you missed is the building permit was issued for the Courthouse Apartments on Fourth Street. Clachan Properties of Richmond, the same developers that brought us the two Winston Factory Loft projects is starting on their third downtown residential development. The 1926 Forsyth County courthouse will become 57 apartments with possible retail.

The site has a good deal of public art that's not really noticeable because of the overgrown trees. Hopefully Clachan will light them at night to give the building a stronger impact. The controversial confederate soldier memorial sits on the NW corner and will keep the county's ownership. At first I thought it should be moved, but like city council member Vivian Burke stated, we can't run away form our history and that the first NC sit-in victory plaque is located just across the street.

Big Winston Warehouse is being renovated into an arts and market center. It should provide additional entertainment, arts, and retail to downtown.

Yes, more apartments! The building next door is also under renovation and the Yoga Gallery just opened there.

Winston Mutual Insurance Building:
Will this become a bigger project, with additional development around it? Fifth Street Investments LLC, is seeking approval to redevelop the surrounding property. No details as of this posting. I've seen they are close to signing tenants for two more floors in the renovated building, which is great news. They are gutting the building and it will be like new, when they finish. It appears as if they are replacing the windows too? This is a very complete renovation. It will remain office space.

The Heights at Patterson: (NEW to our list!)
Another apartment development, this time in the Goler Heights District, which could reach 5-storeys and feature ground floor retail spaces. Very few details, but I think a Maryland company that worked on The Gallery Lofts is also building this?

River Run International Film Festival:
It won't be long until it's time for River Run! Did you know The River Run International Film Festival is a qualifying festival for the Oscars in the Documentary Short Subject award category? It's a shortcut to meet Academy eligibility, allowing the winning short to forgo a standard theatrical run. Only 25 film festivals around the world are considered “qualifying festivals” for documentary shorts. Only 13 of those 25 film festivals are in the U.S.,. River Run starts on April 4th in downtown Winston-Salem. In the festival city, this is really a must see festival!

Interesting New Places to See!
I don't post many restaurants in this thread, but want to make an exception for Mission Pizza Napoletana, which is now open on Trade Street. This is not a typical pizza restaurant. You can't order pepperoni pizza here. This is real Italian pizza, using traditional Caputo 00 flour, crushed tomatoes with salt (instead of the usual sauce you see on other pizzas), and extra-virgin olive oil. The oven the pizzas are cooked in is hand-made in Naples, Italy, from bricks forged of the volcanic soil surrounding Mt. Vesuvius! It is the only one like it in the Carolinas. Even the sodas are imported, so they don't have the corn syrup ours have. These pizzas are also lighter than what Americans eat, without a heavy blanket of cheese. The crust is thin and has a slight char, due to the 1,000 degree wood-fired oven. This urban restaurant also has a walk/bike-through window (no cars, just pedestrians and cyclists). If you're asking how long it takes to wait on these amazing pizzas: They cook in 90 seconds. Though the restaurant doesn't offer pepperoni, they do have soppressata. This is a must visit downtown.

Transit, Bike, & Pedestrian Improvements
The first phase of this project, covering neighborhoods that border downtown on the northwest side, will cost $9.1 million to complete. Apartments along the improvement corridors could pay a small fee for these upgrades? It should improve safety for cyclists and pedestrians and also improve mass transit, in an effort to increase the number of people biking, walking, and taking transit by 10% in three years. I think the neighborhoods to the south of downtown are next? A very exciting project with an awesome goal!

Winston-Salem District VA Hospital:
Ground breaking is this Friday on this $84 million project... however, it's already under construction. This is just an opportunity for local leaders to take their pictures with shovels at the construction site.

Semans Arts Library:
I found a rendering of this project, posted by TwinCity at WSTB, and wanted to share it with the forum! This library is already under construction and will hold the world's third largest motion picture archive! It will also have a small theatre to view the movies in, which is great news for film lovers in Winston-Salem! Due to the significance of the collection, the building is designed for preservation. Winston-Salem is an awesome arts city!

Inmar Headquarters:
I noticed Inmar's headquarters has a video wall wrapped around the stair tower (on the outside!) for everyone to enjoy. They had an animated display running to test it last week. Awesome! I must go there to photograph it. Tech company headquarters are awesome. It also has a performance stage in the lobby, with a massive skylight atrium above it. These companies always have awesome features in their headquarters.

Benton Convention Center Expansion:
City leaders are considering the options, with the first phase being a possible $24 million renovation to the existing building. This renovation will increase the space of the facility, modernize it, and also give it a new appearance. Yes, glass up to the sidewalk. We will know more on February 24. The Benton was North Carolina's first convention center in 1969. The original 1969 building is an HOK (Hellmuth, Obata + Kassabaum) design.

Company Looking at Winston-Salem for Big Project?
There is talk a major employer is looking at a site near Caterpillar's new building for a massive operation. No details at this point. It appears as if they are just looking, but they are also very serious. This is something to watch over the next few months. It could be (I'm just guessing based on similar projects) a $100-150 million construction project, with 400-500 jobs? I also noticed one of the nation's largest tech employers is looking at the Winston-Salem area for a new building and possibly hundreds of jobs. I'm not sure if these two stories are connected though, but it's worth watching over the next few months.

Art Donation:
The Hanes family of Winston-Salem gave a painting, from their collection, by Mary Cassatt “Portrait of Madame X Dressed for the Matinée” to the state art museum in memory of R. Philip Hanes. The painting has been exhibited internationally.

LJVM Complex Hockey:
The Federal Hockey League is close to signing a lease at the LJVM Complex for Fall 2014.

Planning Award!
The American Planning Association has awarded Winston-Salem's Legacy 2030 Plan the Daniel Burnham Award for a Comprehensive Plan at the National Planning Excellence Awards. This is the second or third award this anti-sprawl / high density plan has won! Many people don't realize Winston-Salem has such strong anti-sprawl measures in place for the city and neighboring suburbs. Winston-Salem also has farmland protections as well. This is why retailers often must demolish or reuse existing buildings. It's good, since it prevents the city from having vacant big boxes and prevents retailers from creating new retail streets and abandoning their old buildings.

Winston-Salem Cyclist In the News:
Alex Cross, from Mock Orange Bikes in Downtown's West End, is one of the nation's top ranked cyclists and was in the National Cyclocross, where this awesome video was recorded of him. He didn't run his bike up the stairs. He stayed on his bike an pump-hopped up the stairs.

National Center for Design Innovation:
Internationally known Bruno Louchouarn is now a part of the CDI in downtown Winston-Salem as a Design Researcher. Louchouarn is a composer and cognitive scientist. Louchouarn studied artificial intelligence in Paris and obtained a Ph.D. in music composition at UCLA. His work includes everything from film scores to live experimental multimedia performances. He is already a Winston-Salem resident, among the city's well-known artists.

50 West Fourth
The Courthouse Apartments are now called 50 West Fourth. I will update the list to show this.

IQ District
Add another city to the list of places that view downtown Winston-Salem's IQ District as a model for their city. Cary toured downtown Winston-Salem's fast growing tech district last week.

Cycle Tracks Under Construction
Winston-Salem had North Carolina's first off-street bicycle paths in the 1980s, with protection from traffic provided by a grass buffer. Now Winston-Salem will have the first protected on street two-way bike paths in the state. Construction work has already began on Rams Drive, which will feature a two-way bicycle path on the street. It will be separated from the car lanes by posts, allowing bicycles to enter and leave the lanes, while keeping cars out. We've seen this in a few west coast cities and the northeast, but this is a first in North Carolina. Winston-Salem is working hard to become one of the most bicycle friendly cities in the U.S.,.

Children's Home Property?
The Children's Home was built in Winston-Salem in 1909 as the state's major orphanage. For many years this large property included a farm near downtown, which allowed for interesting photographs. Today, the "therapy animals" are gone and that program was eliminated. The Children's Home is in debt and their most valuable asset is land, surrounded by upscale neighborhoods and near downtown. People are saying all of the farm land is for sale! This is a very upscale area and could become a massive high-end residential and retail development site. We will continue following this breaking story!

Hanes Park Renovations
Over the weekend, nearly 50 residents and city leaders took a pedestrian audit of Hanes Park. Matthew Burczyk, the city planner in charge of bike and walking paths, led the audit. We could see major renovations to the park in the near future from this audit!

Sawtooth Center
Two artists worked on a new sign for the Sawtooth Visual Arts Center. They will unveil the new sign on February 7th.

Phuzz Phest 2014 Indie Music Festival
The 50+ band line-up for the downtown Winston-Salem festival is announced and includes bands from Los Angeles to Ohio. It also includes a few local bands as well.

While you're there, don't forget to visit the Coffee Conference, which will feature 1000 Faces from Athens, Ga., and the Carrboro Coffee Roasters. The conference includes a roasting demonstration, coffee cuppings and tastings, and a panel discussion on Why Coffee Matters. It's also free!

The Winston-Salem Bike Co-Op will also hold a scavenger hunt and downtown bike race at Phuzz Phest. Proceeds go to the bike co-op to support its mission of growing bicycle culture downtown.

Winston-Salem's Phuzz Records will also release a 180-gram blue vinyl LP by Twelve Thousand Armies called Tiger Beat, recorded locally at Mitch Easter's Fidelitorium.

A study was completed on converting the Royal Inn at 200 S. Broad St. into commercial space. The dilapidated motel sits across Bus. 40 opposite BB&T ballpark. The new space would act as a gateway into West Salem and somewhat add to the mixed-use neighborhood thats taking shape around the stadium.

Haute Chocolate and Revolution Gliding Tours are partnering to bring a multi-use hub to the core called Twin City Hive. Haute Chocalate will relocate from West End to join RGT at 301 Brookstown Ave. The new space will feature the two businesses as well as a coffee shop that will feature roasters from all over NC.

This is awesome! Thanks for keeping up with this. Looks like Winston-Salem has a lot going on. There's a decent chance I'll be moving there for law school in August, so I'll be paying close attention to this thread.

So if I read this correctly, there are about 3 10+ story buildings proposed or under construction?

Three are proposed that could have 10 or more floors. (760, Civic Plaza Tower, and Mixed-use Theatre District Hotel) 760 has already taken core samples, is finishing the design stage, and completed site demolition last month. 760 will likely be the first of the three to break ground. They are waiting until the building across the street is fully leased before starting on this one. With proposed buildings, it's always wait and see what happens. One building with around 11-12 floors was recently completed a few weeks ago.

760 will be built across the street from this building (construction photograph below); under construction at Fourth & Broad. This awesome view was shared recently.

Big update on this building. 525@Vine was certified LEED Platinum, the highest LEED certification, recently. A nurse anesthesia group is relocating from another city to Winston-Salem. They are considering locating in this downtown building. I'm hoping it will be fully leased if they lease this space! The outside is almost completed, but if you look into the windows of these photographs, you can see the inside is still under construction for the tenants. I love the hanging sculpture inside the atrium too.

Inmar Headquarters: Certified LEED Platinum!
Another building certified LEED Platinum in the past week! Again, the highest LEED certification! Some workers are already moving-in and this building should open soon. Plans are to keep the interior's appearance a secret! However, WSTB offered a look inside, which I will share here at SSP! This is a great addition to downtown!

The staircase suspended from the ceiling is a big design feature for Inmar's new downtown headquarters.

Inmar is one of North Carolina's largest tech company headquarters. They process nearly $50 billion in commercial transactions each year and are one of the city's largest employers. This building will open with around 1,000 employees. It is designed so the company can expand here with a few hundred more IT employees. They also have 6 other buildings in the city, if I remember correctly? If you're looking for a job, this company is always hiring.

UNCSA News:
Attendance, concessions, and revenue from performances has doubled in the past year!

Wake Forest University Football:
A recent large donation by the CEO of Vacations To Go will be used to help build a sports-performance center. The facility will also enhance the university's nutrition program for student-athletes. Should we add this to the list?

Headquarters Relocating to Winston-Salem:
Another gain for downtown Winston-Salem this past week was the headquarters for general contractor LMI Builders. They do a large amount of work downtown, so it's no surprise they would want to relocate their headquarters to Winston-Salem. They will renovate an historic property beside Wells Fargo's West End Center. It will feature LMI's headquarters on the top floor and possibly a restaurant or another office on the ground floor.

Transit, Bike, & Pedestrian Improvements
Winston-Salem is currently planning three bike boulevards and cycle tracks, in the neighborhoods to the north-northwest of downtown. They will connect attractions there with downtown. Of course one of the bigger bike related projects is a way to store several bicycles in one small place, possibly underground! Also included in talks are more pedestrian bridges, road diets, bike boxes, and reduced speeds. All of this is a five year plan, that could cost $9 million. I love the direction this city is taking.

Close to 50,000 sq. ft. of spec retail space is u/c in downtown...the two largest being historic tobacco buildings. Matthew provided a photo of Big Winston warehouse. Capstone just updated Plant 64 with a photo of the 10,000 sq. ft. being rehabbed on Fourth St.

B/E Aerospace has leased an entire office building across the street from their current main office. Winston-Salem could gain 150-200 new design and engineering jobs from this expansion? B/E Aerospace is one of Winston-Salem's largest employers.

Rail / Streetcar Update:
The last vote on the streetcar is scheduled for March. In January, it became a priority for City Council and just last week, it was approved by the Public Works Committee. If approved in March, the project will be ready to seek federal money for construction!

Brown Creative Group Headquarters:
Brown Creative Group has provided this look at their new headquarters in downtown Winston-Salem's Village District. Brown is a leading inbound marketing agency.

Winemaker Mark Terry, from Westbend Vineyards, is moving Westbend's tasting room to downtown! The wine and craft beer bar, on Fourth Street's Restaurant Row, will be called Corks Caps & Taps. It should open in April.

North Carolina Leadership (STEM) Academy:
Families moving to Winston-Salem may find this interesting: Construction has started on the North Carolina Leadership Academy, near Union Cross Business Park and the new Herbalife and Caterpillar buildings. The school, which emphasizes aerospace and science, technology, engineering and math, should open in June. It appears as if the school will have 400-500 students and around 50 employees. It should open with a full-size football/soccer field and softball/baseball park. Later phases will include a swimming pool and tennis courts. HighMarkSchool Development LLC is the developer and Phoenix-based Canyon Building Design is the general contractor.

I'm very excited about the streetcar and would love to see some of Winston-Salem's proposed light rail (LRT) projects (with dedicated ROW) move forward soon. I'm guessing the streetcar could begin construction next year? There are some nice projects in the South right now.

This week's BIG update adds another building to our list of projects to follow!

Science and Office Building:
This 7 storey, 210,000 square foot, building is proposed near Union Station and the southern end of the IQ District. The proposed cost is around $55 million. They will seek LEED Silver certification on completion.

Armed Forces Institute for Regenerative Medicine:
Major Gen. Joseph Caravalho Jr., who oversees the operation, will speak in downtown Winston-Salem's IQ District tomorrow on the new $75 million in federal funding approved in the defense budget for Winston-Salem's AFIRM. Downtown Winston-Salem is the headquarters for AFIRM and is expected to gain new research jobs from this funding. Possibly new construction too? $24 million in federal defense money will be used for the "Body on a Chip" project. Body on a Chip is a miniaturized system of human organs to model the body's response to harmful agents and develop potential therapies. Yes, they will use 3D printing to make small organs on chip. Winston-Salem is home to a massive 3D printing center for life sciences, paid for by federal defense money, and another massive 3D printing center for other uses.

National Center for Design Innovation:
The massive 3D printing center for other uses in Winston-Salem was recently in the news for its use in the movie Death and the Robot. That was the first movie to use all 3D printing. The 3D printing center used in the movie is currently constructing a new building in the IQ District, as part of the design center, for their operations. I don't know where Winston-Salem ranks in 3D printing nationally, but I'm guessing Winston-Salem is near the top of the list?

Inmar Headquarters:
Tech company Inmar is moving into their new IQ District headquarters downtown. I found this photograph through a DWSP update.

Class A Vacancy:
Vacancy for Class A office space in Winston-Salem is at 6.5%. The vacancy rate for Class A downtown is still around 4%. This is the lowest vacancy rate since the city's office boom of the 1990s, when Winston-Salem's tallest office tower was built. It would be great to see another new tallest from this boom!

The leader of the IQ District was speaking at this event on Saturday. They said videos of all of the speakers would be uploaded shortly after the event, but I couldn't find Eric's. They had last year's TEDx Winston-Salem videos, but not this year's. If you find Eric's TEDx speech, please share it.

Winston-Salem Voted South's Most Overlooked Foodie City:
Recently, the South's overlooked foodie cities were ranked and Winston-Salem was #1, as the most overlooked foodie city in the South! Yes, #1 on the list! Winston-Salem ranks as the overall 7th best foodie city in the South, behind places like New Orleans, Miami, and Austin. I agree with this. On all of my visits to Winston-Salem, I love the restaurants in this city and prefer to stop at the awesome local establishments. One of the highlights of Winston-Salem is the city's downtown Restaurant Row, which is a regional attraction. Winston-Salem is also one of the nation's top metro area's for barbecue, with one of the nation's largest barbecue festivals, along with it's own style of barbecue and a unique slaw I can't find anywhere else.

This week's update includes a new office building to add to our list!

322 Green Street Office Building:
Proposed for the corner of Fourth and Green streets in downtown's Village District; this appears to be a 6-8 storey 175,000 to 250,000 square foot office building, with retail/restaurant spaces and underground parking. This is located on the streetcar route. According to rmhpmi at WSTB, the sign with this rendering just went up at the corner of Fourth and Green streets last week! With one of the southeast's lowest Class A vacancy rates for downtown, Winston-Salem is becoming very attractive for office space. To make things more interesting, this developer has purchased all of the properties in this area to develop and they prefer to build office space. This is one of four new office buildings proposed or under construction in downtown's Village District. If you are interested in leasing this new building, call John Reece at 336-978-5263. I would like to thank rmhpmi @ WSTB for finding this proposal. I tried to clear-up the image for posting (below).

Did you know? 2.11 million square feet of office space is proposed or under construction in downtown Winston-Salem. Nearly 700,000 square feet of that is currently under construction or about to finish construction, bringing thousands of jobs to downtown. Most of the jobs filling this office space are research and technology jobs. The buildings are usually 60-100% leased before construction starts, so the vacancy rate remains low. Another 400,000 square feet is very close to starting construction.

There was actually a big event for the awarding of Platinum LEED status. Someone sent me this image to show the ice sculpture of Inmar's new headquarters. This is from developer BioMed Realty Trust. I think BioMed Realty Trust is now the largest property owner downtown by both square feet and by value of their buildings? We are still waiting to see when they start work on a new 330,000 square foot building across the street.

AFIRM hiring:
The Armed Forces Institute for Regenerative Medicine will hire additional workers in downtown Winston-Salem. This should also lead to them leasing or building more space? They have talked about building a new building before.

Major U.S. Bank Opening an Office in Winston-Salem:
Has the nation's largest bank already signed a lease for one of downtown's new office buildings? We are still waiting to find out more on this, but there is a mystery "financial" tenant signed at a building currently under construction in downtown Winston-Salem that could bring hundreds of new jobs to downtown.

Growing Headquarters:
Winston-Salem's second largest corporate headquarters could nearly double in size and become the largest, if their deal to buy a competitor happens. Reynolds American is reportedly in talks to buy Lorillard in a deal that could be valued at $22 billion. It would create a $15 billion a year company headquartered in downtown Winston-Salem (#183 on the Fortune 500). Reynolds American is currently Winston-Salem's second largest Fortune 500 headquarters at #316. BB&T (Banking & Insurance) is currently Winston-Salem's largest headquarters.

With Winston-Salem based HanesBrands also buying a competitor last year, Winston-Salem should have three Fortune 500 headquarters by 2015.

Winston-Salem is an amazing corporate headquarters center for a large number of internationally-known brands, from food to underwear. Civic Plaza:
It's starting to get interesting. The Arden Group is trying to acquire the south site, fronting the park. The county owns the property and would like to see a 15+ storey mixed-use highrise on this site, to generate the most tax revenue. Planning documents seem to show this as well. This site is covered by the Downtown Overlay, which requires "best urban design practices" for the CBD. If the site is cleared for new construction, this could get very interesting.

West Fourth Office Building:

Cycle Tracks Expansion:
Winston-Salem is the only city with anything like this in North Carolina. These cycle tracks will link Winston-Salem State University to the IQ District and downtown Winston-Salem. Winston-Salem is serious about cycling infrastructure!

West End Mill Works:
The Breathing Room appears completed. I thought I would share a few photographs of this multi-building complex. Every time I see what they've done with these buildings, I'm amazed by it. Beautiful work!

Hoots Brewing Company (@ West End Mill Works):
This brewery is named after their building (Hoots Roller Mill). I really haven't shown what they've done with this space. I think if we started this thread a few months earlier, when this part of the building was being renovated, we would've covered Hoots more. There is a Hipster Warning issued for anything involving West End Mill Works. I do think if you visit, you will love this space. These images are provided by Lindsay Beeson. She reports that everything there is hand made!

West End Mill Works is without a doubt on my list of places I would like to explore. It's several old industrial buildings converted into a variety of fun uses.
