Anyone hear/see anything about this? I was just checking listings on MLS and noticed this pop up.

Lot size is 113.86 feet x 107.62 feet

Yeah those listings have been active for a few weeks now. There's another listing just west of James for the two nasty houses across from Notre Dame House for 3Mill which includes a sizeable chunk of land.

My body is ready for the great Cannon Street Sell-Off.

What a joke. The couch on the sidewalk really improves the curb value.

I don't know about this project. I wish them well.

But it almost looks like a project that is a fishing expedition! Hamilton has had a lot of these in the past where developers don't really have the cash to do a project so they float one hoping that some will like to get on board with some money they can leverage into a construction loan.

I checked the architect listed on the plan and it is Varchitect Inc. of Mississauga. There web site shows nothing more than a 2 storey buildings and 95% of their work being houses.

Like I said, I wish them well and I hope it comes true. Cannon Street needs more of this.

16 Cannon Street E | 16 fl | proposed

New highrise development going in front of the Design Review Panel. Rendering is in the latest edition of Novae Res Urbis. This will have 134 units, and retains the existing heritage facade. It's hard to tell from the rendering, but it looks like it may also propose to demolish the rear portion of 127 Hughson St. N. Developer is "Birch Tree Developments".

Good use of the existing building in the rendering. Where most hybrid buildings are just existing building + glass tower, this one does it well.

That's a heritage building? It's fugly! As for the condo though I like what they designed, the height and density seems appropriate. I just can't see any design though meshing with the hideous ground floor podium if they need to keep it.

I believe this place was a funeral home or morgue at one point.

Edit: didn’t realize LikeHamilton already pointed this out.

While it's dirty, and the added second floor is hideous and even more dirty, I really like the first floor and can imagine if it were cleaned it would look much better.

Yes. A cleaning and some TLC and this could look real pretty. The tower portion is meh but that first floor has some very nice details. I like this proposal.

It's possible he directly linked them from the source and the source has removed them.. it's why I always upload to imgur - you don't have broken links later on down the road..
