CBS The Gateway Retail

Finally a new tenant for existing building at the Gateway in CBS. Supplement Kings have announced a new store on FB. Hopefully the start of something however much of the potential in this site has been taken by new Galway Development. Walmart would be great for the area since I can't see one going in Galway.

Looks like that vacant land near the end of Octagon pond in Paradise will be residential(7 lots):

Interesting that area is finally being re-developed - I got married at the Pinewood Wedding Hall that used to be on that property.

Not sure if this has been asked anywhere else before, but there is a building going up at the end of Blackmarsh Road, very close to where it intersects with Topsail Road, just beyond Holy Sepulchre Cemetery. Anyone know what it is?

An employee told me a few weeks ago that they are putting in a drive-thru yard, similar to the Contractor store on Kelsey Dr.

Noticed theres construction happening behind Kubota at Kenmount Crossing and the map says that area has been sold as well. Anyone know whats going there?

I'm guessing whatever retailer was being lined up for the other building in Paradise Plaza fell through because in this article from back in November it says:

"Alre will build a second phase to Paradise Plaza. The developer is in negotiations with a tenant for a 35,000-square-foot retail store on the site’s remaining land, which would cap the project at 95,000 square feet. "

Yet now there is a sign up there soliciting retail for phase 2.

Happened to see this. Mixed-use plan for Octagon pond behind Paradise Plaza and municipal buildings. Looks like retail for phase 1 and residential/commercial for phase 2/3.

From the article it would appear Capitol Mitsubishi will move to old Hyundai location. Not clear whether that's an addition to that building or a tear down and new construction.

As I started writing about Paradise so much I decided to post this here.


I was just reviewing these population numbers. The population of Paradise officially surpassed Mount Pearl in 2021, which I had expected had happened but never looked. Paradise is likely on track to surpass CBS in the coming years, which will make it the second biggest community in the province. I’m surprised there has not been more talk of making Paradise, and CBS, a city.

Since 2006 the population of Paradise has nearly doubled, increasing by 11,197. During the same time the city of St. John’s has grown by 11,333.

I guess there has just been more land to develop in Paradise and that’s why they’ve seen such a boom, compared even St. John’s? Mount Pearl basically ran out of land years ago so their population has been very stagnant. But I’m surprised St. John’s hasn’t seen more population growth when you consider Paradise. Not to diss on Paradise too much but I’m wondering what the benefits of being there are compared to a subdivision in St. John’s? Unlike some other suburbs, it doesn’t seem like you’re getting much additional land compared to St. John’s. And while the amenities are getting better, it’s not that long ago that Paradise didn’t even have a supermarket.

I’m wondering if it’s easier for developers to build in Paradise? Lots of people complain about Paradise due to traffic and what not but for many buying a house there might be their only option. So is there a demand to live in Paradise or is there a demand to buy a house and that’s where developers are building them to for business reasons?

A few years ago, I recall CBS stating they wouldn't be seeking city status anytime soon.

What are the legal differences between an incorporated town vs a city? Maybe CBS and Paradise consider it too much burden vs what they'll gain.

I think the St. John's municipal boundary paired with the satellite images of development of the metro area speaks for itself. St. John's has left large amounts of land within it's western/southwestern borders undeveloped. It's basically zoned for Pippy Park and 'Watershed'. Although I find it interesting that for a lot of this area St. John's has zoned "Watershed" there is development immediately adjacent the St. John's border nearly everywhere(Portugal Cove/St. Phillips, Paradise). So I wonder how valid that zoning is...

I think St. John's does have a plan for the Kenmount Hill area. But at the end of the day while every complains about sprawl....development goes where development is allowed to happen. And in a lot of cases it's happening outside of it's borders because it's not allowed to happen inside of them.
