I don't think the building will be "hideous." It is relatively inoffensive and should blend in okay with the surrounding buildings, though I agree that the degree of quality of materials on the facade will be important. And I like the rounded edge.

But that being said, the heavy window frames on the mansard roof really annoy me. They look like cheap toys and don't fit in with the rest of the building. If the doodads on the mansard roof were scaled back in some way, the design would look a bit more dignified.

Maybe in the long run it won't be a bad thing but S. Broad has been attracting some odd architecture for sure.

Here's another recent example.

Prime example of when the renderings looked nice but the actual building material was cheap.

This re-design for Broad-Pine is disappointing since I loved the first red brick design. This new design is an improvement to the existing location, but actual material will determine the end result.

Just realized the new plan significantly increased the number of units from 56 to 91 while dramatically decreasing the amount of parking from obscene to just 18 spaces. I kind of don't hate it anymore even if it is awkward and ugly. Feels like the right kind of density for the Broad Street transit corridor. Hopefully the aesthetics get tweaked a bit and the materials are good, but given the functional changes this actually seems like a better use of the location than the previous design.

I wish it were taller, but the more I look at the rendering, the more I'm starting to like this building! Ultimately, the success of this project will come down to the quality of materials. This has the potential to be a striking building if the correct materials are used, similar to the original rendering for 1900 Chestnut.

I don't hate it. My biggest problem is them using this as a reference for the mansard roof material:

This one will definitely come down to materials and execution of craftsmanship. If done right, it will look regal and fit right in with surrounding buildings.

It’s essentially the same take on the Symphony House. Maybe that’s your cup of tea but I can’t think of a “modern” mansard roof on a new building anywhere that looks good. It’s pastiche.

After staring at the renderings for a while, that is how I feel. This could be a very attractive building IF proper and high quality materials are used. If it's the typical crap, then it will look a tackier Symphony House.

I’d say more Vegas/Atlantic City pastiche at this point...

Agreed but do you trust Dranoff to use the quality materials necessary for a design like this to be successful? I don't. At all. I still like the original modern brick/warehouse design the best.
