Great updates! So will the convention center on the other side of Chesapeake Arena stay, or will it be torn down and redeveloped?

NW 2nd & Klein

Construction has begun on this project.

This is the mixed use project featuring a brewery and taproom, restaurant and retail space.

Definitely on the far west edge of downtown development -- which is what makes it so interesting.
This former industrial area is starting to see the effects of downtown gentrification.

A few renderings:

Good question.

I think it's inevitable that the Cox Convention Center will be torn down and redeveloped -- at some point.
The bigger question is... when?

Right now, the general feeling about this is that the Cox building will stay for awhile.
I could see it hanging around for 3, 4, maybe even 5 years or more after the new convention center is built.
It could still serve subsidiary roles to the main convention center in the mean time.

The problem is how to redevelop all that area, when there's already a ton of space in the downtown core still available.
For example, the Ford site, just south of Myriad Gardens.
There's a glut of downtown office space at the moment, and already plenty of hotels being constructed or in the pipeline.

So likely, the city will just sit tight on that superstructure for awhile.
If nothing else, it provides nearly 1000 parking spaces downtown -- a precious commodity.

I don't say this with joy.
I'd love to see the old convention center taken down, and a half dozen new towers put in its place.
Just being realistic.

Will Hider loves doing historical 'before and after' photo comparisons.
I love 'em too.

Here's a couple of cool ones that he has posted.

The Ramsey Tower (now City Place) looks so dominant in that first photo.

For those interested, OHS has a video posted to youtube showing the tower during construction:

In the last photo, you can see The Boulevard development as well.
Though only 2 stories tall, it's making for quite a presence at that corner.

Early March and spring temps are already teasing OKC.
Here's some recent photos of Scissortail Park as people take advantage of the mild weather.

Trio of nearby developments in Midtown

This is the most recent aerial shot of the development of Villa Teresa and The Boulevard, from a few days ago.

The 'Row On Twelve' mixed-used development is also nearby.
To borrow an older photo - so that all three can be labeled - here are the collective locations.

Some ground level views...

Skyline Ink recently released some new renderings for this project.

First National Center

Developer Gary Brooks has posted a cool (and somewhat eery) interior shot of the gutted interior.
With the caption "10 floors ready for walls and tile".

To give an idea of where this is going, have a look at a rendering that Brooks posted earlier.

This shows an apartment at the top floor.
It will come with a heated infinity pool, outdoor kitchen, fireplace/pit, lounge areas, and rooftop amenities.

Convention Center Garage

I came across a nice little video covering this construction project.
It's from a few weeks ago, but still fairly current.

This is from an Oklahoma 100 article.

The parking garage has progressed a bit since the video was shot.
Here's a pic from about a week ago:

https://www.okctalk.com/showthread.php?t=44229&page=9

The north section, which had been used as a staging area previously, is now neatly scraped down, level, and clean.
This will be where Boulevard Place, a mixed-used residential tower, will be built.

I wouldn't expect Fields & Futures to be engaged in any projects this early in the year.
But... I would be wrong.

They are busily working away on several sites, including Mary Golda Ross Middle School.

Still months away from being finished, but the remaining exterior work can be handled with boom lifts.

The building topped out last November.
Here's a nice aerial at that stage:

The final result should look something like this:

I'm not normally a fan of B&W photos, but they can be interesting and stylish.
Here's a few images of the Convention Center and its garage, courtesy of Tony Gaeddert.

The left portion of these pics show the back (east) side of the Convention Center.
Straight ahead is the parking garage under construction.
To the right is the new Fairfield Inn, which was recently finished and is now open for business.

4th & EK Gaylord

At long last, we discover the fate of this very prominent piece of land in downtown.

When I first posted about this last summer, there were two competing proposals for the parcel at 4th & EK Gaylord: Rose Rock and Bomasada.
However, neither original submission was selected, and the city re-issued the RFP.

I can only speculate as to why the city decided not to go with either proposal.
They did acquire the privately owned north & east sections of the lot, which allowed for development of the entire triangular section of land.
That may have been a big part of the reason for re-issuing the RFP.

Here's the parcel to be re-developed:

https://www.okctalk.com/showthread.php?t=38885&page=26

The second time around the two competing submissions were from Rose Rock Development and Milhaus.
Today, we have learned that the proposal from Rose Rock, called 'Alley's End' has been selected.

Note that Rose Rock's winning proposal is quite different from their original submission last year.
Whether it is better or worse is open to interpretation.
It does encompass a larger area and has a quite interesting design.

Renderings for Alleys End:

https://www.okctalk.com/showthread.php?t=38885&page=26

This development consists of several structures, all 5 stories tall.
The ground level will include retail space and incorporate pedestrian pathways, courtyards, and plazas with public art.
The bulk of space, though, will go to residential apartments including affordable units.

It is designed to be built in two phases.

The first phase will create 168 apartments -- 128 set as affordable units.
This will be spread out over two 5 story structures that front EK Gaylord.
Also a parking deck with 100 spaces will be included.

The second phase will see the construction of a third 5 story building.
This will hold 110 apartments -- 70 affordable, and 40 market rate.
Additionally, more parking spaces will be added to the parking deck.

https://www.okctalk.com/showthread.php?t=38885&page=26

The Oklahoma City Urban Renewal Authority will vote on March 18th and then it will go to the city council for final approval.
It's a pretty safe bet that the proposal will be accepted.

Down to a single tower crane now.

The front (north) exterior seems to be essentially done.
Of course, months of interior work remains.

The alley way between the hotel and the convention center will be turned into a pedestrain walkway.
You can make out the circles in the ground where the canopy bases will be set.

A whimsical post, if you'll pardon me...

With all the drone shots that I've posted, why not show a drone in action?

https://www.picbear.org/media/B92ptMvJ95a/

No, Jerky.com does not deliver via drone.
But maybe it will at some point?

Nick Brown, the photographer who posted this is just having fun.
With the upcoming drone delivery services that are supposedly heading our way, I'm sure he couldn't resist.
