If anything, it just puts pressure on Acme to step and perhaps even to expand (there are some perennially vacant spaces on the groundfloor beneath it, so expanding to a two-story model would be quite doable for Acme). With the existing population density nearby, it's been clear that the Heirloom and Acme are both doing great business despite being one block from one another. With another +/- 2,000 units, it only adds to the demand for more and better grocery options nearby. I know that at least one supermarket concept is scoping out spaces just north of Girard in South Kensington (there are a couple warehouses left that haven't been redeveloped as townhouses where large format retailers can still go). Even without the Terminal coming online, Fishtown and South Kensington are long overdue for a full service, full-sized grocery. There was one previously planned for the new apt bldg at Girard and Palmer, but I believe that died.
