This building appears to be headed along the development route much in the style of the renders and will occupy ugly, depressing, car park space. So let's quit quibbling and build it.

Interesting.

Closing the car park is no small gesture, as it's a lot of monthly income down the drain. I'd be shocked if this one isn't moving forward, especially given the current strong leasing climate they will time the market very well if they go now.

Looks better with more detail but I still vastly prefer the version the city made them amend.

Walked past today and there are banners on the fence calling it "VC II" in a dated font (i.e. Vancouver Centre II)
with a rendering of the view from the roof terrace.

Happy to see this moving forward, it's a nice design overall. My one gripe is that an unnecessarily large portion of the at-grade Seymour frontage will be occupied by office lobby space rather than retail. Most of the towers this cycle have been pretty good at animating the street with a strong amount of retail (as opposed to dead lobby space); it would be nice to see that continued here.

One thing I noticed in the post-UDP version of the design is that it new tower now relates better to the Scotia Tower - there are now white concrete bands that frame the peeling-back effect of the west facade, and one of them extends to the white concrete of the Scotia Tower. Still not a perfect integration, but better than the originally proposed carbon-copy of the awning MCM already designed for 745 Thurlow. Overall the UDP seems to have a more consistently positive effect on large office tower proposals than with residential projects.

Wow awesome! This tower will integrate so nicely with the newly built Telus buildings! And just about every other fuckin' building built in Vancouver!

Are the windows going to actually be that clear?! I can't remember which proposal recently whee the UDP recemonded the glass be tinted so as to hide the office clutter. I guess that's just randomly suggested. And what about the evil solar gain? Tinted glass would help reduce it

I am not very impressed by the design. It does add to the density of the surrounding streetscape and integrated well with Telus Garden, but it doesn't work well at all with more iconic Scotia Tower. Pretty meh overall and with this height it won't be much more than a filler.

I don't mind the design - it's hemmed-in by view cones (surprise surprise),
but I agree it doesn't at all relate to Scotia Tower.

i.e. They could have easily chamfered the northeast corner a lot more to match the facing angled façade of Scotia Tower
(but where to put the displaced density?)

Scotia Tower is due for a reclad anyway; it's one of the most tired looking towers downtown.

Love it, love it, love it! The building actually reminds me of the initial proposals both at the Exchange as well as the new project at Melville. Similar style. I'm glad they approve this one here., although the other 2 were rejected. However, its potential as a major Vancouver landmark tower won't be realized due to its viewcones-restricted height: should've been a 64-storey building instead of just half of that.
