3-alarm fire at 6400 Landsdowne right now. The building is 105 years old and is likely going to be a total loss:

N. Broad's Pearl Theatre supposedly becoming a "luxury" AMC. With Blatstein, I won't be counting my chickens just yet.

Definitely adding a rooftop village to the complex with outdoor drive-up rooftop movie screens. The waitresses will serve drinks and food on roller skates.

Has anyone heard anything lately about pha's plans for the old spring garden school on 12 between parrish and odgen??

I guess it went to zoning in 2014 but the building is still empty, meanwhile PHA has their hands full in sharswood.

It's a gem.

Article on 3.0 University Place by Architectural Digest

http://www.architecturaldigest.com/s...y-construction

This Philadelphia Building May Show the Future of Eco-Friendly Construction

Quote:
Slated for completion in 2018, 3.0 University Place is expected to be the first building of its kind to achieve LEED Platinum certification, with its self-tinting windows specifically designed to combat the problem of excess cooling costs produced by direct sunlight and ensuing glares. Manufactered by Minnesota glass developer SageGlass, the windows operate with a sensor technology not unlike that of self-tinted eyeglasses, which register light intensity and change accordingly. On days when office workers simply want more shade, the windows can also be adjusted by remote control.

St. John Neumann Place II - 2627 Mifflin St. - South Philadelphia

Quote:
St. John Neumann Place II, at 2627 Mifflin St. in South Philadelphia, is the newest example of the Archdiocese of Philadelphia's efforts to try to meet the needs of the area's seniors.

The $15 million project broke ground in August on 1.39 acres of the campus of the former St. John Neumann High School. (The building was closed in June 2004 after the school merged with St. Maria Goretti High School.)

When it opens a year from now, Wagner said, the three-story, L-shaped structure - designed by Blackney Hayes Architects, with Domus as general contractor - will be home to 52 one-bedroom apartments for seniors age 62 and older.

The new facility will have a wellness center operated by Catholic Health Care Services and open to residents as well as age- and income-qualified neighborhood residents.

I took it as "we will know by October (next month) if we will have to leave. If so, we will be out by June or July of 2017."

Another Mixed Use Project Coming to East Girard

We've covered projects nearby in the past, with seven homes going up on Flora Street a couple years ago and the four story buildings on the left of the photo above arriving about a year ago. Like those four-story buildings, the plan for 629 E. Girard Ave. will also be of the mixed-use variety, but unlike that project it appears that this one won't seek a variance. According to the developers, they're planning a three-story building with eight apartments and a 2,900 sqft retail space. They were even kind enough to share some renderings.
