After Ten Months Of Review, Triptych Is Approved

Triptych has finally been approved by the city of Miami’s Planning and Zoning Department.

Developer HES Group, along with several partners, submitted the application in December of 2014. Final approval was granted last week.

The developers had requested several waivers from the Miami 21 zoning code, including setback waivers and a reduction in tree requirements.

The project will include hotel, retail, office and robotic parking on a .99-acre property at 3601 N. Miami Avenue, across from Midtown Miami. Bermello Ajamil is the project architect.



Project specs:

383,282 total sf
36,000 sf of retail (ground and 2nd)
59,601 sf office (3rd-6th)
20 floors
297 hotel rooms
500 space parking garage

Is that new I-395?

That's I-95.

In terms of the structure, it borders route 27 and North Miami Avenue.

Essentially being in the Buena Vista neighborhood.

No , you have your roads mixed up ! I-395 is the exit for the MacArthur Causeway that leads to South Beach.
I-195 is the exit for the Julia Tuttle Causeway instead.

I like this project and it will fit in well with it's neighbor across the street in Midtown Miami. It will certainly add more density to the area.

What will be built:


297 hotel rooms
50,512 square feet of office space
3,062 square foot full service restaurant
3,048 square foot cocktail lounge
37,181 square feet of office space

I'd imagine the double office component is separate sectors. Info from nextMiami.

HES Group Opens Wynwood Office, Will Probably Break Ground On Triptych Next Month

HES Group has opened an office in Wynwood and will probably break ground on Triptych next month.

Two art exhibits, the 50-foot tall WISH Exhibit by Rob Buchholz and Peter Tunney’s Lady bug, were unveiled yesterday at the Triptych site. They will remain in place through December 30.

A PR agent for the company says that the groundbreaking for Triptych will most likely be next month.

The company’s new 6,000-square office is in a former warehouse in Wynwood. The exterior wall will be covered with a mural by international graffiti artist Mr. Dheo, and an oversized hot pink Snail from the Cracking Art Group will permanently sit atop its roof.

Downsized Plans For Triptych Approved By Planning & Zoning

In September 2016, The JQ Group of Companies purchased a stake in the project for a price “north of $10 million” from HES Group. The developer told The Real Deal that the project size was being reduced to a 20-story tower with 38,000 square feet of retail, 41,000 square feet of office space, 252-room Curio By Hilton hotel, and 300 parking spaces.

Shortly after the sale, the revised plans were submitted. Final approval of the new plans took about nine months.

HES Group buys out partner on Triptych project in Midtown Miami

HES Group refinanced the site of a planned mixed-use hotel across from Midtown Miami Shops and bought out its former partner, JQ Group of Companies.

Property records show HES affiliate Aventura Hotel Properties scored two loans for $15 million and $8.2 million from LV Midtown LLC and QR Triptych LLC, respectively, for the development site at 3601 North Miami Avenue.

Jose Herrera, HES Group general manager, said the refinancing was used in part to buy out the developer’s previous partner on the project, JQ Group of Companies. JQ purchased a stake in the land and project in 2016, which it valued at more than $10 million at the time.

As planned, Triptych will include a 297-room Hilton Curio Collection hotel and about 38,000 square feet of retail space, Herrera said. New plans for the building no longer include office space. The 20-story tower was approved by the city of Miami in 2015.

HES, a Venezuelan hotel development firm with an office in Miami, recently completed the Aloft Coral Gables hotel. It’s been sitting on the Midtown Miami site since it bought the property in 2014 for $12.25 million.

Herrera said the firm is negotiating a construction loan with plans to break ground on Triptych in the first quarter of next year. He declined to provide an amount, but said it would be less than the $120 million the project was previously looking to secure.
