Not to sound too incongruous but Trump's affect on NY's highrise market is the LEAST of my current worries.

my comment was exactly related to this. there's nothing going on down here. After, say, 8pm, this part of the city is a ghost town. I pick where I want to live in NYC by nearby parks and cool stuff going on in the 'hood. By these metrics, wall street and the financial district are really on the bottom of the list. Hopefully this'll change as more people move in.

Demolition permits signal movement at the South Street site

Demolition permits have been filed for two South Street Seaport buildings at 80 South Street and 163 Front Street. Although construction plans have not yet been filed with the Department of Buildings, there’s reason to believe that site owner China Oceanwide Holdings intends on constructing a residential and commercial tower as tall as 1,436 feet on the waterfront lot.

Despite winning Department of Building approvals, the Calatrava design fizzled when developer Frank Sciame put the site up for sale in 2008. By 2012, Cord Meyer Development had purchased the site, and began pitching designs by Morali Architects including an eco-friendly tower with a facade of photovoltaic glass. The project was ensnared by the labyrinthine approvals process, leading Cord Meyer to sell the site to Seaport developer Howard Hughes in 2014.

China Oceanwide Holding began the process of acquiring the sites in 2015, with the sale closing for $390 million in March 2016. The City Planning Commission approved the transfer of 426,940 square feet of air rights to the site the month prior, allowing a building of up to 1,067,350 square feet to rise on the site. Because of zoning restrictions, just about 512,300 square feet of residential space could come to the site.

This is going to be stupidly tall. As its not directly by the WTC (2 or 3 blocks away), it will have stardom over the surrounding, shorter towers, and the frame of reference will be profound to aid its dominance. Not that those towers nearby are really short, but by NY standards, those are low rises. If towers aren't cracking 800 feet nowadays in NY, there not really that tall. Especially in Midtown!

What I like most about this is that it will add balance to the lower Manhattan skyline, with the WTC still anchoring the west side. I would like to see this go up along with 45 Broad, but it seems 45 Broad will get the jump. At least we are about to get some site prep (demolition). A rendering though would increase the excitement.

Community Board 1 is also warily watching the project, but hasn’t been able to weigh in officially yet. According to Marco Pasanella, CB1’s Waterfront, Parks, and Resiliency Committee chairman, no presentations or applications have come in front of them regarding 80 South Street.

But Pasanella added that CB1 would welcome any meeting or presentation, and is looking to invite the developer for informational purposes.

they need to reveal the design. If SHoP pulls off another show-stopper, it'll get the community's support.

If its a spectacular one at that. Given the location, it calls for stellar design. This site isn't just a parcel in Midtown. It stands out, and can have major aesthetic implications if not designed well. But this is SHoP. They will not fail to impress. Now if Gene Kaufman designed this, I'd be out there with the protestors too!

What in the world? So this building will have a playground in perpetual darkness all day? Do these people think before they speak?

Plus it is a good thing they are providing shade from the burning sun. Would not want the little tykes to get skin cancer and all....

I agree. If they want sun exposure, just walk a few blocks. Sun, like ethanol, are good in moderation.

Given the hot, humid, and brutal NYC summers, shade is a nice thing. Because it gets hot in the city.

Unfortunately, my favorite bar in the city, Fraunces Tavern, was closed temporarily due to health violations. The one on Stone Street. Which isn't that far from this site.

I do hope this starts up soon. I'd like to see a race between this and 45 Broad.

Shame that bullcrap like this exists. There are shadows everywhere. Have these people ever left their rent controlled apartments? Just walking anywhere in the Financial District, shadows are a thing. It's a way of life, since 1920. In fact, Smokey the Bear will tell ya that shadows prevent fires.

Enough of this community tomfoolery. Time to get the cranes up and running.

We're already at the hot stage of summer (for now). And shade is most welcome. But seriously, this tower will have no more damaging effect than the mass of towers that is already there.
It will tower over the playground, for sure. But it's Downtown Manhattan. Things tower.

The playground is just to the right of 80 South St and its neighbors...
