People will shit on this design probably but I personally don't mind seeing this type of thing especially at this location, being a new construction building. It's a departure from the boxes we typically see. Also currently a vacant lot:

Awesome news!

I don't live all that far from this development, and that empty lot on Division has been an eyesore for many years. Glad to see a development of this density and height get proposed for this lot, as it is highly visible, especially since it is park adjacent. The design isn't bad at all, IMHO. Lets hope those are high quality materials that get used.

And as ardecila said, that gas station absolutely needs to go.

This new development, as well as the new Paseo Boricua Arts Building that is currently under construction a few blocks away, should inject new life into this stretch of Division, which can be sleepy/barren at times.

New construction permit was issued for 2807 S Halsted St in Bridgeport for a new 30 unit + retail building. The site is currently a vacant lot and has been for at least 14 years. Generic looking building, but a nice potential uptick in density there at least.

Uh like 20+ years ago? There's more Chinese people in Bridgeport than Chinatown now and now over 40% Asian (the largest of any ethnic group). Some of these census tracts in Bridgeport are now 60%+ Asian. McKinley Park is also now pretty Asian and parts of Brighton Park are too. There's even a huge new Chinese mall in East Pilsen now with a massive Chinese grocery store and multiple restaurants.

By Asian %, 2020 Census in areas near Chinatown:
Bridgeport: 42.11%
McKinley Park: 26.97%
The Loop: 20.68%
Near South Side: 20.08%
Near West Side: 18.77%
Douglas: 12.5%
Near North Side: 11.67%
Brighton Park: 10.86%

There's a few Chinese eateries a block north of this parcel on Halsted too and other businesses with some new construction from Chinese developers there (https://www.google.com/maps/@41.8449...7i16384!8i8192). If you go south of 31st St on Halsted you'll run into a number of Chinese restaurants.

Near the area in question in 2011:

Once again- imagine if the green line still ran to this development. Where's their CTA engagement? Hell if you're basically redeveloping vacant parcels that they own they could easily plan and re-extend the green line. Shameful they lobbied for it to be torn down.

Wasn't this church responsible for tearing down the Green Line in the first place?

I just hate how that development is set so back from the street smh

If you're gonna have parking, put it underground (ideally), in a garage, or in the back, not facing the street

That sort of thing is pretty common in parts of mainland China. I've seen it a hundred times there. Even in some areas that are full of high rises and dense, you'll sometimes see a low rise building like this set back a little with a few parking spaces in front.

Ace Hotel in Fulton Market selling to Canadian developer

The real estate firm planning to build thousands of apartments on Goose Island is also betting on the future of the trendy former meatpacking district.

Vancouver, B.C.-based Onni Group is finalizing a deal to buy the Ace Hotel in the trendy former meatpacking district for more than $63 million, according to sources familiar with the agreement. Onni is poised to buy the 159-room hotel at 311 N. Morgan St. from a venture led by Chicago developer Sterling Bay.

Onni's plans for the seven-story property are unclear and a spokesman for the company declined to comment. But in a letter sent today to local hotel investors and professionals by the Ace Hotel Group, the boutique hotel chain said it will no longer manage the property beginning January 26.

One could dream that the 63rd/Cottage Branch of the Green Line could be extended underground through this new 63rd St development, passing through the high density area of the South Shore (near 71st/Jeffrey), going over to the new South Works area and perhaps the 87th/Commercial district.

But this is Chicago after all.

To the Cta you might as well be talking about a manned mission to a Saturn moon.

A subway? Like in a tunnel? What are we some mid-tier Chinese city?

^ Right. Lucky if we had a bus line or even a bike lane.

Actually, this is one of the few areas in Chicago where a light rail line might make sense, as a lot of the segregated right-of-way already exists:

Urbanize Chicago with the news about an upcoming new 98 foot tall building with 76 units, 58 parking spots, and 76 units. Funded by City of Chicago and Low-Income Housing Tax credits, will be for blind residents.

This takes up part of a surface parking lot used by the next door senior center.

Low rise portion already exists:

^The IMD will be world class in 5 years. The amount of development going on there is crazy.

Not sure I'd categorize it as crazy, though some of the recent projects are welcome. I think it'll take a lot longer than 5 years but hopefully the flood gates are going to open soon - so many surface lots in that general area it's not even funny.
