SWA Architecture is the architect of record for the 227-foot-tall, 41,992-square-foot project, which will feature 54 residential units and associated amenity spaces above 2,142 square feet of ground-level retail.

The façade of the building features an akimbo, mixed-material curtain wall comprised of glass and gray metal cladding. Above a setback at the eighth floor, a crescendoed series of balconies and irregular bars of windows widen at each successive level.

While the full scope of amenities remains unconfirmed, the illustrations reveal a rooftop terrace and what appears to be an interior lounge. The developer has also not confirmed an anticipated date of completion for the project.

Permits have been filed for a 29-story mixed-use building at 430 Main Street on Roosevelt Island. Located on the east side of the island, the lot is near the Roosevelt Island subway station, serviced by the F train. Related Companies and Hudson Companies are listed as the owner behind the applications. The development partners are also responsible for the recently topped-off Riverwalk Park rental development on Roosevelt Island. This may be the ninth and final component in the nine-building Riverwalk rental complex.

The proposed 298-foot-tall development will yield 309,311 square feet, with 265,056 square feet designated for residential space and 3,744 square feet for commercial use. The building will have 365 residences, most likely rentals based on the average unit scope of 726 square feet. The concrete-based structure will also have a cellar and a 40-foot-long rear yard.

Gary Handel of Handel Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Completion of 148 East 78th Street is stated on the construction fence for spring 2021.

Following the approval of demolition permits, Fogarty Finger Architecture has revealed a batch of new renderings for 308 Livingston Street in Downtown Brooklyn. The forthcoming property will top out at 23 stories and contain 160 rental units and ground-floor retail.

Project developer Lonicera Partners purchased the property in May 2019 for approximately $11 million. The new development replaces an ornate low-rise retail building that was originally constructed in 1911 and designed by architects Kirby, Petit & Green. Despite attempts by local preservationists to curtail redevelopment of the building by claiming landmark status, the city’s Landmarks Preservation Commission felt the structure “did not rise to the level of architectural significance and integrity” required for designation.

Drawing inspiration from the pre-war buildings that surround the property, Fogarty Finger Architecture conceived a façade comprised of dark charcoal brick with bronzed windows and entryways that add an element of warmth to the structure’s exterior. The team has not revealed many details about the building’s interiors, but we are told that warm materials will be used throughout the building with a focus on maximizing the flow of natural light. Available units will include one- and two-bedroom layouts with floor-to-ceiling windows, spacious kitchens with stainless steel appliances, and stone-clad bathrooms.

Construction is expected to complete by the end of 2021.

A high-rise, mixed-use building that would contain 407,000 square feet with 286 apartments, 12,600 square feet of commercial space on the ground floor and 267 parking spaces has been proposed for a collection of nine parcels across from the Metro-North Railroad station in Port Chester.

The developer, Broad Street Owner LLC, either owns or is the contract vendee for the nine parcels on Broad Street between Irving Avenue and a building occupied by Verizon. The developer is asking Port Chester’s board of trustees to create a zone in order to allow the project to happen. The address of the proposed building is 44 Broad St.

Attorney David Cooper of the White Plains-based law firm Zarin & Steinmetz told the board at its Sept. 3 meeting that the developer would like to see a CD-6-T Train Station District created so that the project can move forward.

The developer’s proposed building would be 179 feet tall. It is asking that a new zoning district define what’s allowed to be built in terms of building height, rather than stories.

Cooper said the developer believes the project could serve as “the cornerstone of the village’s redevelopment effort in transit-oriented development in the downtown.” He said the developer believes the project is entirely consistent with the village’s vision for the area right next to the train station.

“It will have a population of about 500 residents in the building. There will be children that will be generated from a project like this,” he said, estimating that between six and 29 schoolchildren would be living there. Cleary pointed out, however, that the project hasn’t been designed as a particularly family-friendly project. “There aren’t playgrounds. There aren’t facilities for children necessarily, so while children aren’t prohibited, it’s not a family-friendly project. It’s a transit-oriented project in the hub of the village’s downtown, so it will attract a different clientele.”

That's Port Chester, not White Plains.

Plenty of other proposals in White Plains, but this is Port Chester (which is also about to undergo a midrise boom around its transit hub).
