From that angle another 8-10 storeys wouldn't have been out of place.

I don't have a strong opinion but I kind of like them and miss seeing them as they've disappeared over the years. I think they add a nice "busy" clutter to the urban landscape.

They're not allowed anymore - and if you take them down, even to repair them, you're not allowed to put them back up - it's why many haven't been restored because you have to restore them while they are still attached to the building..

They are allowed, if an owner jumps through a few hoops. Per the sign bylaw, section on "WALL SIGNS INCLUDING PROJECTING SIGNS" (in the PDF of the bylaw):
where overhanging a public right of way under the jurisdiction of the City,
the owner of the property shall enter into an encroachment agreement
with the City and shall satisfy the City's requirements for liability
insurance
(from the PDF: "Projecting Sign" means a Wall Sign that projects out horizontally from the wall more than 60 cm)
It's probably not worthwhile for most businesses, in terms of getting an encroachment agreement and especially the insurance costs. Plus the way the bylaw is worded, if a business is just leasing the space that means getting the property owner involved to make the agreement, adding to the effort, and the owner's potential "no" would be in the mix.

They're not.. keeping the top of the cornice like that are they? With the overhanging black bits? They already look like they are coming undone..

It is from the unfinished tar and gravel roof. They have not trimed it off yet.

Ah okay good.

I still don't get why they didn't make that level an outdoor area students could do things on, like a patio..

Maybe they were worried they'd reach over and vandalize the cornice or something.. although one would think there has to be a service door to access it for maintenance..

rooftop space is so underrated and overlooked in this city..

I still wonder if they are going to treat the facade in some way to make it more consistent.. the 3 pediments on the right look so odd compared to all the newly carved ones..

Probably an issue with drunk students falling off the patio. Less liability this way.

Perhaps whatever they coated it with helps to pull out discolouration that they can then sodablast off? Because I am noticing that the new stone is COMPLETELY unaffected.

Well it did just rain heavily for 24+ hours around the time those photos were taken, and I am guessing the new stone is of a different porosity than the old stone, therefore turns a different colour when wet & dries out in a different amount of time.

Not a chance.



Before and after shots. The second pediment and the top 2 stones on the right were NOT rust coloured originally. There is no way rain can cause THAT much colour difference in stone.. I can see darkening yes but not from light stone colour to rust red..
