Are they doing underground parking for the Aquatic centre or are they just building from Grade?

There is some at-grade parking along one side of the building. There is also a private 10-storey parking deck 1/2 a block away. It should be interesting to see how all the parking works out. I think the city is thinking, we'll deal with that later and having a parking problem is better than having a problem with an under-utilized 2 blocks of the city's downtown that have sat vacant since 1986 waiting for the city to make up it's mind on what to build there.

The city made some revisions with the developer and actually reduced the size of the basement to save some money so they could spend an extra $1/2 million on jazzing up the outside.

Some people want the project, some people already hate it. I'm just glad we don't have to stare at 2 parking lots downtown anymore.





based on my photo stitch I would have been to the right of the aquatic centre on the plan drawing.

The people who hate this project are mainly the usual big mouth group of Eddie haters, who will bitch about anything the mayor has his hands on. The majority of Windsorites have been waiting for decades for someone to finally build amenities the citizens of this city can enjoy and use often.

I think it will be a great addition to the downtown. So is the liquor store staying? In the drawings it looks like it is not there.

Here's a little diagram I came up with based on the footprint of the second plan that won the bidding process (before the outside was modified, but I assume it's the same footprint). This is the footprint transposed onto the blocks it will occupy.

The yellow is the foundation footprint, the blue is the footprint of the lot, and the red outline in the blue is indicating above grade building with no below grade footprint.

Parking is noted. You can now get a better idea of how the building will sit on the site and how or if it effects the existing lots near it.

I had some time the other day so I came up with a little google map of downtown showing some of the bigger projects in the downtown area.

Projects in green circles are now complete and open, projects in blue circles are in construction phase. Projects in yellow circles are projects that have been confirmed but have not yet started.

I didn't make note of the library moving in this diagram.

The Aquatic Centre definitely fills a huge hole in our downtown. I feel as though this place may be a better day to day attraction then the WFCU centre would have been if it was downtown. Yes you get the 7000 people going in and out before and after games one a week though out the winter but thats it. The water park potion will be open everyday, Winter and Summer be hopefully will be attracting people in decent numbers. As well you have Swim meets for High Schools such as SWOSSA and OFSSA, and regional companions and Olympic trials that will be sure to bring in large crowed. I think that the Aquatic centre will have a better day to day impact on local business downtown then the WFCU centre would have.

Tunnel update

Work on the tunnel reconfig is a step closer.

moving a City of Windsor Permit Parking lot to the location of the old Beer Store
Outside of the plaza work includes:

Closure of Goyeau Street between Park Street and Wyandotte Street (to become part of the extended plaza area)
Reconfigure City Hall Square to two-way traffic
Reconfigure Park Street to two-way traffic between Goyeau Street and City Hall Square
Reconfigure ‘Lot 10’ Permit Parking (southeast corner of Park Street and Goyeau Street)
Gateway landscaping at the main access at Goyeau Street / Wyandotte Street

I totally agree with you that this is a better developement for the core than the WFCU Centre would have been. The Aquatic Centre will have people going in and out from morning till the evening, and will attract families from around the region that normally wouldn't have even thought about bringing their kids to the downtown. Once exposed to all the great things in the core and our beautiful riverfront, they will be more likely to bring their family back down for other attractions, such as festivals or just to walk the riverwalk and enjoy the city sites.

Sure it would have been great to have both the arena and Aquatic Centre downtown, but I am happy with the way it turned out.

Looks like talks are underway to make the Wyandotte West corridor into an Asian/International BIA. This makes good sense to me! The area is already known for it's density of people and selection of cuisine.

The $350,000 will be used over 18 months to create and support this new Business Improvement Area. The funding will be used to create a logo for the district, pole banners and signs, an advertising campaign, establish a BIA office and to create two gates to mark each end of he BIA. The city has also already committed $60,000 for the gates.

The group has the signatures of support of over 90 local business owners and residents who want to see this more forward.

I've thought for years that this area would make a great Chinatown, it has been unofficially for years now. I would like the eastern border moved closer to the downtown though, as there are many Asian shops and restaurants that should be included. I say put the one gate at Victoria instead of Crawford. This would make Chinatown more visible to anyone in the core, and would help that area of Wyandotte in the downtown to continue to evolve and expand it's Asian retail options. This way there could be two major clusters of Asian specialty shops, one in the core and the other near the University, with more developing in the stretch between the two. I think it's wrong to leave out the part between Crawford and Victoria as there is already a healthy cluster of Asian offerings located in this area.

I think I would disagree and say that Crawford is a good fit for the eastern end of a new Chinatown. I feel that Victoria is now getting too much into downtown.

It would just be nice if downtown got bigger, denser.

I think that this would be great for both the downtown and Wyandotte W. if it was extended to Victoria. This way visitors in the core would know we had a chinatown because they would see the arches. Either way this is great for the city and it's Asian communities

WINDSOR, Ont. -- Two Windsor entrepreneurs are proposing a multi-million dollar cultural and restaurant development for an under-utilized stretch of University Avenue West.

George Sofos, who operated the Junction family restaurant, is proposing redeveloping a former casino recruitment centre at 1100 University into a community museum with an adjoining archives and cultural centre at 1200 University, perhaps even housing a relocated Science City.

Business partner Van Niforos, who has operated the popular Penalty Box restaurant for 20 years, is planning to relocate his Walker Road restaurant into the former Butler building at 1220 University.

Sofos said his development offers an alternative to a suggestion that the city locate a museum and library in the art gallery adjacent to a new aquatic centre.

"If the city is willing to work with us, we could develop our site into a museum for about $3 million," said Sofos. "It would include two floors, covering about 37,000 square feet.

"This would provide more space than is currently being planned at the new aquatic centre and library," said Sofos. "Locating it here on University would also solve the parking issue at the other site."

Sofos believes his proposal fits all the criteria laid out in the will of the late Joseph Chimczuk, whose $1-million bequest to the city in 1990 has now grown to $3.2 million, which would qualify the project for funding.

Accessing the Chimczuk funds would require the developers to "build a building to be known as the Chimczuk Museum for use as a cultural museum and archives and library."

David Wonham, executive director of Chimczuk Museum Inc., said that the Chimczuk will is "very, very specific and only certain criteria are acceptable.

"But this development would certainly be a candidate if there's a building involved," said Wonham. "Chimczuk wanted his name on a building but it does not have to be a freestanding building.

"As long as it's a building, as far as I'm concerned, he would be happy in his grave," said Wonham.

Wonham said Chimczuk Museum Inc. was established to protect the interests of Chimczuk and assure his wishes were followed.

Some preliminary work has already begun in the Butler building which would become a 400-seat family-style restaurant with an adjacent patio overlooking the city's Japanese Garden which runs from Riverside Drive to University.

"We're definitely relocating regardless of what happens to the rest of the site because we have simply run out of room at our Walker Rd. location," said Niforos. "We can't keep turning people away. Every time you do, you run the risk they won't come back.

"We serve 1,000 meals a day and go through 2,000 pounds of chicken a week and we need the opportunity to expand," said Niforos, who employs 57 people. "We're bumping into each other and we need more space."

Niforos said the renovation project would involve building a steel structure inside the building to support the walls while the roof is being replaced.

He declined to place a dollar figure on the restaurant development, saying only that "it's in the seven figures."

He said the building was constructed in 1886 and plans are to restore it as closely as possible to its original design.

"This site has such a rich history and I'm excited to get a chance to restore it," said Niforos.

At one time, the properties were home to the Sandwich, Windsor and Amherstburg Railway Co., which ran trolleys throughout the city.

"It's a unique set of properties and what we have planned would help revitalize this neighbourhood," said Sofos.

Sofos has been rebuffed in a number of previous attempts to redevelop the property for reasons including liquor licenses and zoning issues but feels this proposal meets all the criteria for both the museum and the hospitality sector.

Niforos said he plans a family-style restaurant identical in style to the one he already operates.

"It will be the same menu, same food but larger and more comfortable," said Niforos whose restaurant derives 95 per cent of its revenues from food.

And Sofos believes renovating the former casino recruitment and training centre could be done for much less than the cost of constructing a new building.

A recent draft report by a cultural consultant hired by the city suggested using the Chimczuk funds for an expanded facility shared with the art gallery and library, adjacent to the new aquatic centre.

But Sofos believes his proposal provides for more space and ample parking which he believes is lacking in the suggested development.

"We're just offering another option," said Sofos.

Sofos and Niforos have presented their proposals to city councillors and Mayor Eddie Francis and are hoping for an opportunity to discuss them further before a final decision is made.

Coun. Al Maghnieh said he saw the concept briefly but that he does not know whether the city administration is considering it as part of the museum feasibility process.

"We'll wait for the administrative recommendations to come forward," Maghnieh said.

"It looks nice," he said of Sofos' and Niforos' proposal, "But I don't know how feasible it is. I look forward to seeing the reports from the administration."

I think something that would work well along university ave, is the start of a light rail system or at least bus rapid transit. shuttling students from downtown to the U of W along this underused street. Something i have always thought Windsor needed is light rain running east and west since the city is oddly elongated due to the water. most other cities, London being an example have there Downtown in the centre of the city with everything growing out from there. We have ours on the extreme north. Because of this tranist in the city going east west takes forever! just a thought

University is a large corridor in the downtown area, that is until you get to the core where it's only 1 lane, but still it could be a great street and has lots of potential. It's kind of a shame the city hasn't been able to really develop that corridor between downtown and the university all these years, but maybe it's about time they try populating it and adding some more commercial density.

Long-time lurker, but decided it was finally time to set up an account and start posting. I'm currently going to school in London, but am from the Windsor area and try to keep up-to-date with the happenings back home. Thanks to those who have been keeping the Windsor threads buzzing with activity. It is a pleasure reading your posts and seeing your photos.

Next news item I am most looking forward to is Eddie Francis' State of the City address on April 13. Hopefully some good news announcements come with it.
