I hope there are more flattering renders coming, however it seems like an interesting design in a good location. A rounded corners is really cool. Hopefully costs and arguing with the city of this height won't cause the design to get stunted.

Hard to say for sure without a more detailed render, but I think it'll look decent.
The design looks like it'll be "lighter" and "airy" and seems like a good fit being close to the harbour, and will mesh better with the Port Authority building across the street.
Wow...very nice...love the glass corner mixed with the brick side walls. The city should be falling all over themselves to encourage this type of mid-rise development on streets like James N and all retail streets in the city.
This is nine storeys now and also looks much better to my eye. RAW Design are the architects.
These renderings are not 100% up-to-date, but they give a good idea of what it will look like. See the site plans and elevations further down for the accurate current design.
This is awesome, and much needed density that far north. Medium density should be approved much easier around the city. Toronto is currently midrise central right now. I get a new ad for a new midrise nearly daily.
I'm not sure what it is though, but newer buildings almost never have the same walkability feel of older high or mid density areas, I don't know what it is. Any ideas?

I honestly don't understand how something like this gets denied !!! Who the hell is running the show ? And what are the true intentions of city council .... In favour of putting an entertainment venue in the suburbs and denying density right downtown and by a Go station .... Something isn't right
During a housing crisis... Wtf is going through their heads?
Has the minutes been released with a rationale?
