359 Wellington Road - 23s (Proposed)

A 23-storey residential high-rise development is proposed for the southwest corner of Wellington Road and Base Line Road. These lands are comprised of two parcels - a vacant lot right at the corner, as well as a parcel to the west (which currently has a single family house) that is right beside the recently constructed retirement home.

LJM Developments is the applicant. They have already constructed some condos and towers in the Hamilton and Burlington area: https://ljm.ca/

Great news indeed if they actually build things rather then just do land speculation. An awful lot of land speculators operating right now with zero intentions of submitting a Detailed site plan application and building permit application.


Likely years away from seeing a shovel due to Wellington BRT construction that will not be complete here until 2027.

If 10 was too high for the retirement home, zero chance 23 gets approved here. Curious what the realistic goal of the developer is.

One key difference between the two properties is that this one is within the Rapid Transit Corridor placetype, whereas the retirement home is within the Neighbourhoods placetype. The difference is a height cap of 16 storeys (this property) vs 6 storeys (retirement home).

Will be interesting to see if the Council supports going 23 storeys when the cap is 16.

I'm not saying they will be limited to the same height, but hardly anything in this city ever gets approved at the height the developer originally seeks.
