North side of Camelback/16th I believe is "Revello," low-income senior apartments:
Here's something I didn't realize over the years: The "Arcadia Lite" neighborhood bounded by 32nd and Thomas and 40thish St and Indian School has boomed over the last few years.
I have counted 20 distinct townhome and single-family developments since 2011. A little bit of de-densifying with ripping out small, single-story old apartments, but the large lots and mixture of densities makes this a really good place to do infill in.
Even with the underuse, this is one of Phoenix's densest neighborhoods and will only get more built up as developers chase the high-demand Arcadia cachet.

I live in the neighborhood south of the Thomas and 36th st Home Depot. This whole area has been undergoing a lot of redevelopment. Lots of new stores and restaurants and a tear down and rebuild of two elementary schools which helps. There is also something going up nearby on Thomas and 29th street that has elevator shafts going up.

The whole block for the Phoenix Battery Apartments next to Chase stadium has had new fencing put up. Looks like Hardison Downey is the construction team.
