The proposed redevelopment, designed by Turner Fleischer Architects, provides for a 26-storey (85.55 metres including mechanical penthouse) mixed- use building fronting onto Brant Street. The building will have a total Gross Floor Area of 21,003.9 square metres, with a resultant Floor Area Ratio of 7.56.
In terms of land use, the development scheme proposes approximately 1,068 square metres of retail uses at- grade with 19,766.2 square metres of residential uses and 169.8 square metres of indoor amenity area. The development proposes a total of 248 units, including a mix of unit types and sizes.
The landscape concept plan, prepared by Ferris and Associates, demonstrates the program opportunities that are being contemplated as part of the redevelopment of the Subject Site. Landscaping elements are proposed along both frontages, including the planting of street trees along Brant Street and John Street. Further, the proposal will provide approximately 841.0 square metres of flexible and programmed common outdoor amenity space throughout Level 2, 4 and 26.
The overall massing of the proposed building has been articulated by a base building (podium), a building middle (tower), and a building top (mechanical penthouse).
The applications have been appealed to the OLT due to failure of the City of Burlington to make a decision in the permitted amount of time prescribed in the planning act.
