I'm fine with Texas doughnuts on Festival Pier although I'm not entirely sure from the angles we see that rendering from whether it respects keeping the Spring Garden easement open.

OTOH while the Trump Tower site is a difficult one to build on, I'm not at all sure that townhouses are the highest and best use there.

Somehow the commenters on Philly.com saw this article as an attack on Trump, and turned the whole thing into a political debate. The Philly.com comment section seems to have always been awful.

That block is part of The Haddington Historic district. The street took a major beating during the El reconstruction project a decade ago. The work has been underway for a while now but I'm not entirely sure who it's going to be marketed towards.

^I saw that yesterday as well. The development that is going on along chestnut and walnut as far west as 52nd generally hasn't moved north towards market but I imagine that will change eventually

I was near 15th and vine and fronting 15th there is construction going on- something about 4-5 stories. Not sure if this is just the rear of Hanover on Broad or a separate building by different developer. Since I was in the car I couldn't tell if it was connected to the apt building structure fronting broad near Callowhill.

If it was adjacent to the Hahnemann high rise, it is the back side of the Hanover complex.

new permits issued for the 401 race project. Seems like modifications were made to foundation design and now it is moving forward.

What's going on along those streets are just the ripple effects of Penntrification. Much of the area west of Market - and particularly north - is non-transient residential, more stable and little less fertile for new development.

I grew up there and save for the commercial corridors not much has changed over the decades.

It looks like they will be keeping the same hideous skin/facade for the gallery except for the first couple floors that will be opened up to the street. I supposed the higher floors could be reclad but it doesn't look like it. Anyone know for sure?

I wouldn't presume the facade won't change above the lower level. To be honest we don't have really detailed renderings showing finalized product in terms of what the building will look like. We've seen some very stylish conceptual stuff but nothing concrete as we get with CDR presentations. I don't even know if there are any images out there of the Filbert Street side of the project.
