I see another blade sign in the works!

Grand Center in Midtown St. Louis is back on a roll it seems. It looks as if the arts and entertainment district (with over 12,000 seats and 12 art museum and galleries) will get the long-awaited hotel it has planned in addition to more residential apartments.

Plus new windows, an exterior sandblasting powerwashing, new awnings and new signage could help to further transform ground level aesthetics in this district.

St. Louis Post Dispatch Blurb - SLDC's biggest (New Market Tax Credit) award--$12 million--went to the renovation of the Missouri Theater building in Grand Center. The building, now empty, used to house the city's Health Department. The $40 million project by a Chicago-area developer calls for a Hyatt Place hotel, some retail areas and 40 apartments.

Yeah, I wrote "right", but meant left.......my other right.

Funny part is I used to work in that building years ago. One day, there was an earthquake tremor in St. Louis and we didn't know about it until we got off from work or concerned relatives called to check on us.

That building is solid as a rock.

St. Louis is about to get a restaurant designed by the internationally-acclaimed Jeffrey Beers International. This project will join other design projects in Dubai, London, the Bahamas, Tokyo, Vancouver and others spread across the U.S., in New York, Vegas, Chicago, Dallas, Philadelphia, Houston and Scottsdale.

Anheuser-Busch joins first phase of Ballpark Village
Development to showcase brewer’s history in St. Louis and its global reach

ST. LOUIS – The St. Louis Cardinals and the Cordish Companies announced today that they have reached a licensing and sponsorship agreement with Anheuser-Busch to participate in the $100 million first phase of Ballpark Village. The new venue will join Cardinals Nation and the St. Louis Live! Entertainment Plaza as one of the first three anchors of Ballpark Village phase 1, providing the world’s largest brewer the opportunity to showcase its local history as well as the global reach of its brands.

“Our investment in Ballpark Village is the next chapter in a long and storied history between Anheuser-Busch, the Cardinals, and the city of St. Louis,” said Luiz Edmond, North American President, Anheuser-Busch InBev. “Not only will Ballpark Village enhance the way St. Louisans enjoy their city, but it will be the first impression many visitors get of downtown. We’re proud to help bring this vision to life.”

The venue will include a restaurant that will feature authentic German-inspired cuisine, more than 100 national and international beers on tap and live music on a nightly basis, a lush outdoor beer garden and a stunning rooftop deck with prime views into Busch Stadium.

“We are excited to have Anheuser-Busch join the Cardinals and the Cordish Companies as an anchor partner in the first phase of Ballpark Village,” said Bill DeWitt III, President of the Cardinals. “Anheuser-Busch has always been a great partner of the Cardinals and their commitment to this project will strengthen an already-great corporate relationship.

The first phase of Ballpark Village will also be anchored by a first-of-its-kind Cardinals venue to be called “Cardinals Nation,” an area totaling more than 30,000 square feet and spanning three levels to include a two-story restaurant, a Cardinals Hall of Fame and Museum, and a 300-plus seat rooftop deck with spectacular views of the game across Clark Street.

• The Cardinals Nation restaurant will feature a high-energy, memorabilia-infused space designed by the internationally acclaimed Jeffrey Beers International.

I used to live in the building across the street from the Missouri while in college and I have to say the hotel development is going to be a game change for that area. The restaurants around there survive off of show nights, and when there isn't a show they are empty and have shorter hours. Having a hotel means hungry guests and people in the area who have not been to the restaurants yet. It also means that restaurants can be open at dependable (and possibly later hours) to cater to the SLU crowd right down the street. An area with less of a turn on / turn off personality is also more desirable to people who want to live there permanently.

Now if they could just put some kind of small grocery in the center, you might start to see some long-awaited new build residential. Fingers crossed...

New renderings of a proposed $80M residential and retail project by Washington University in The Loop have appeared as part of a demolition review by the City of St. Louis Preservation Review Board. Project architect is listed as William Rawn Associates. At issue specifically are 609-611 Eastgate and 6236 Enright. Both are listed as contributing buildings within the Delmar Loop‐Parkview Gardens National Register Historic District. The project would also require the demolition of two contributing buildings in the National Register district on Delmar in University City at 6241 and 6251 Delmar. The completed project would consist of 22,000 square feet of retail space and 240 apartments.

The project spans the University City - City of St. Louis line, but .....

Below check out the new St. Louis University neon blue as well as the new Hotel Ignacio sign located in the Midtown Alley area of Midtown St. Louis. Hotel Ignacio recently made the list as one of The Seven Best New Design Hotels in America.

The Midtown Alley area is slowly becoming SLU's and Harris-Stowe State University's answer to the Delmar Loop near Washington University.

Also, Midtown is slowly reemerging as a vibrant gap filler between downtown St. Louis and the Central West End.

Any idea what is being done at the Arcade Building? Its been fenced for a couple of months with workers entering/exiting and there are signs for an environmental company posted. I assume its just some environmental work but wanted to check in case it was the beginning of some larger rehab work.

I'd really love to see that building rehabbed sometime soon!! Such a bummer to have a great (and sizeable) building like that shuttered in the middle of downtown.

The Loop keeps growing. Here's a project that is a non-Washington University project that recently broke ground. A combo new infill and renovation residential project for the East Delmar Loop (Hamilton Place neighborhood) in St. Louis City.

St. Louis Design Alliance Starts New Construction, Renovation Project

Locally-based architecture and development firm St. Louis Design Alliance is renovating a 1920s apartment hotel and building a mixed-use building at the eastern end of the Delmar Loop, stltoday.com reports.'

Site work has started for a new three-story building at the vacant lot, located at Delmar Boulevard and Hamilton Avenue. Interior demolition work on the six-story Gotham building at 5900 Enright Avenue, adjoining the site to the north, has started as well.

The new building, to be called the Gotham Annex, will feature 5,900 square feet of commercial space on the ground floor and 18 apartments on the upper floors. The historic Gotham building, which originally featured 72 rooms, will be renovated and will offer 54 market rate apartments. Both Gotham buildings will incorporate energy-efficient elements such as insulated glass and heat-reflective roofing.

The $11.4 million Gotham project will benefit from the Loop Trolley, a $43 million street car line which will link the Loop and Forest Park. Construction of the rail link is set to begin towards the end of this year or by early next year.

The Gotham Building is located in the Delmar Loop area in St. Louis, Missouri. In 2007, The Loop was listed as one of the 10 Great Streets in America by the American Planning Association.

The Cupples Station complex, with several warehouses renovated in recent years, is becoming "the other Ballpark Village" with restaurants, offices, bars, a hotel and residential apartments.

Below, progress chugs along at Cupples Station #9, a former warehouse built in 1898, which is being turned into $30-million Class A office space and commercial space. The site is near Busch Stadium. Flying Saucer Draught Emporium is a signed tenant.

Also, below is information about its redevelopment from the developer's website.

Cupples 9

The Cupples 9 project is a redevelopment of an historic warehouse built in 1894 into a Class A office building. Located immediately west of Busch Stadium in downtown St. Louis, Missouri, the 147,000 square foot building has been vacant for more than 20 years. The Koman Group will redevelop the 7 story property into a 100% commercial space, 132,000 RSF office space and 15,000 SF of ground floor retail/restaurant space. The building is on the Historic Register with the National Park Service and The Koman Group will insure the historic nature of building is fully preserved.

The Project is part of the overall Cupples Station warehouse district, a nine building neighborhood built between 1894 and 1917 immediately west of Busch Stadium, in downtown St. Louis.

Within the last ten years, the Cupples Station Warehouse District has been developing nicely and quietly on the southern end of downtown St. Louis. As mentioned earlier, the Cupples Station complex, with several warehouses renovated in recent years, is becoming "the other Ballpark Village" with restaurants, offices, bars, a hotel and residential apartments.

^ cupples station is absolutely beautiful. If only we had a corporate leadership in St. Louis that saw the benefit of being located in the CBD.

Don't know yet what the Loop is but a street car line is always something good...

Edit: streetviewing something called Delmar blvd, if that's where the trolley runs, it's sure nice.

I agree. The area is emerging nicely, however, I think there needs to be some water features (fountains), distinct signage and more landscaping (trees, evergreens etc.) for the area. It already has unique lighting.

It's an historic district. Most of the remaining buildings are 100 years old, older or close to 100 years old.

Perhaps when most of the buildings are completed they will do something to improve the streetscape features.

I agree the whole CBD needs serious streetscape improvements. It's like our leadership is saying Washington Avenue has a nice streetscape so that's all we need. When Locust, Olive, Pine, Clark etc. etc. etc. have horrible streetscapes which takeaway from the historic beauty of our urban core.

As you can see below, whole blocks have been reclaimed with quality, urban mixed-income housing in St. Louis City.

"The new North Sarah community brings a new, vital energy to the former Gaslight Square/Fountain Park neighborhood offering one-, two- and three-bedroom apartments and townhomes, plus almost 12,000 square feet of commercial, management and community space. The architecture celebrates the historic character of the community while featuring modern amenities and green technology."

The MX (Mercantile Exchange) District in downtown St. Louis is slowly emerging as a destination district anchoring Washington Avenue. Below are recent photos.

Already open are the new Embassy Suites and Laurel Apartments, Pi Pizzeria, UNISYS' IT Applications Modernization Center of Excellence and the renovated 600 Washington office building.

Planned so far are the following:
1. The National Blues Museum (2014)
2. A 3 Screen Luxury theater (Late 2012)
3. A women's retail collective (Late 2012)
4. A wine bar and asian restaurant (Late 2012)
5. A major renovation of the Stifel Financial's headquarters including new exterior signage and "Bull/Bear" statue (2013-14)
6. New streetscape (2013-14)

Other announcements are to come.
