Phase 2 is the two towers integrated into the old LCBO headquarters.

I don't believe they've launched sales yet but the site has been in constant activity for the past few months. The back half of the LCBO building has been cleanly chopped off. I can get a picture of it from my balcony when I'm back in Toronto this weekend.

The site is massive. This was taken by UT forumer mburrr


I forgot about these two towers. The tallest is 299m which is crazy but it's tough to find a render showing the final design. there are so many out there of this development. Even the Menkes website doesn't have a render I can find.

I don't want to draw any conclusion on the missing permit. I may have missed it. There's a ton will all the retail units being fitted. On the other side of the coin, Toronto's permit application look up is reliable but, it's not foolproof.

I'm not worried. Construction will proceed on one or all towers. Too much spent on purchasing the property and site prep. This is at most a delay or the expectation that this would steamroll in excavation following demolition was wrong.

These towers are ridiculously tall meaning incredibly expensive and time consuming to build. My gut still tells me a height increase will be submitted.

It's actually 3 towers. The shortest of the 3 towers @ 79 storeys is just right of centre below, south of its taller siblings.

Permits to build a sales centre were filed for approval in the spring so I imagine when all this site prep is complete they'll build the sales centre.
Given a large chunk of the 3000+ planned residential units here are rentals... might see some action while the condos are still in sales.

IIRC... Menkes started building Phase 1 before sales were at the usual threshold to start (70% - ish?).

That photo suggests Downes (a.k.a. Harbour Street East) is being built first.

I haven't read through the SPA for this site but it could also be possible that the city wanted the parkland conveyed at a certain point and so they might as well prep the whole block while they're at it.

This area has added and is continuing to add a crazy amount of density and the city may not want to wait on the one small public realm in the sea of monstrosities.

Isn't the condo to rental ratio similar to phase 1?

Phase 1 has 1600? condos and 200 rentals ( Lido at Sugar Wharf) with 100 of those affordable.

That park in the render looks terrible. Just a giant dog toilette. I guess in the summer they could put a farmers market there but that seems pointless being a few blocks south of St Lawrence Market. I hope it's just a place holder.

Also I wonder how the Pinnacle Park will turn out. I can't locate any good renders of it atm just this one. I would love to see that giant fountain be made a reality.

That's the same park as the dog's toilette. Pinnacle's site plan has absolutely no place for a park.

The "Sugar Wharf" park is only because of the province's previous ownership.

A grass open space with trees along the perimeter is more practical than the grandiose oversized fountain surrounded by concrete.

A fountain is practical, cities use fountains to help drown out city noises which acts as a calming feature in urban parks.

This isn't average fountain in that rendering I don't think it takes a giant fountain occupying 50% of the open space to drown out the noise. This is the only backyard on Coruscant than an urban park for tourists and visitors to decompress

Practical areas for people to use as day-to-day recreation are good and should be what we strive for with most parks. But grand, impractical showcase areas that exist mainly for the sake of fun and spectacle are important too. Necessary even. We just don't need nearly as many of them.
