California developer Scot Matteson is dreaming big – very big – and is revising long-range plans for towers he wants to build in Lower Bricktown.

His full vision, if realized, would include a 134-story apartment tower that would be twice the size of the 50-story Devon Energy Center. Matteson said he is serious about his vision but knows the new plans might leave some people incredulous.

“I'm used to being told you can't do things," Matteson told The Oklahoman. "But I'm used to getting it done."

At 1,750 feet high, the tower, if fully built, would be a close second to the country’s tallest building, the 1,776-foot-high One World Trade Center in New York City. The timing of the expansion decision, less than a week after Tuesday’s vote to build a new arena, is no coincidence.

Matteson also is expanding his plans for the remainder of the development, including a Hyatt Dream Hotel that is going up from 350 rooms to 480 rooms.

I could rather imagine that this project will not be built. In New York, I could very well imagine the project on Hudson Yards Phase Two. But in Oklahoma City, a city with a low skyline, not so much.

Because it's not economical or it would have already happened. All those megatalls built around the world have had Government support. I doubt this proposal is economical unless they are expecting people to move to and pay a hefty price to live in Oklahoma City.

If it did happen (doubt it)... maybe it would motivate others. Its almost an insult! It would be funny though. Miami struggling to put up its first super tall, for years... and than Oklahoma City goes ahead and makes the tallest structure to the roof in the U.S.. Would surely force the 175 Park team to consider a height increase!

Oklahoma City needs to build up an actual urban downtown (and surrounding) area. It doesn't even need any more buildings over like 300' tall (we're talking less than 100 meters) until it gets significantly more developed on the ground. Devon already looks incredibly out of place and this is literally more than double the height of that. This complex would make about as much sense on a farm in the middle of Central Vermont as it makes here.

The odds are probably not in favor of this getting built. But we need people thinking and dreaming big again. The funny thing is, I didn’t even realize this was a supertall proposal at first, focused instead on the rendering at ground level.

It’s a phased development, so even if they did get around to buildibg it, it probably wouldn’t loom like what’s shown in the rendering.

After early plans were revealed for a 134-story skyscraper in Bricktown, many Oklahoma City residents are asking questions about what would be the second-tallest building in the nation.

The 1,750-foot apartment tower would be behind only the 1,776-foot One World Trade Center in New York City.

…..The Boardwalk at Bricktown is an upscale, multi-tower apartment and hotel complex. Original plans included a Hyatt Dream Hotel, 924 apartment units and 80,000 square feet of retail, restaurants and entertainment.

Now, developer Scot Matteson has announced his hopes to build a third apartment tower that is twice the size of the Devon Energy Center. Matteson said he was first inspired to go bigger with the development when it seemed likely the city would be spending nearly a billion dollars on a new NBA arena downtown.

…The city council has already approved a record high $200 million in tax increment financing to be paid after the first two apartment towers are built.

Urban Renewal director Kenton Tsoodle said there will be no additional tax increment financing for the project.

“This is just them dreaming and planning," Tsoodle said. "They want to do a statement piece.”

…..The plans for the third tower are preliminary right now. It wouldn't be built until after the other towers.

Ultimately, its height will be determined by the success of the first two towers, market demand for the luxury units and financing, Hogan said.

…A 2021 housing affordability study showed Oklahoma City needs tens of thousands of housing units, but also that 42% of renter households are already spending more than 30% of their gross income on rent.

This limits their remaining income to take care of other life needs.

Matteson said the project still includes plans for 140 workforce rent apartments and a workforce development center in the two towers. Up to another 48 workforce apartments are contemplated for the third residential tower.

…Modern skyscrapers are built to withstand high winds and earthquakes using technology that allows them to sway several feet in each direction without compromising its steel structure.

However, if a high-rise building were to be in the midst of a tornado, it would likely sustain severe window damage.

When a F3 tornado hit the Bank One Tower in Fort Worth in 2000, 80% of the 35-story tower's windows were destroyed. The building was almost demolished, but was instead converted into a residential tower.

Why? The entire city look like this. It's one of the least "city" cities in the entire country. Devon already looks ridiculous.

I actually don't mind the Devon Tower. I can see why people hate it because it sticks out like a sore thumb, but at least that tower is somewhat close to the downtown core buildings. This thing is really not surrounded by anything, so it will look way out of place.

The US federal government spent roughly $200B (inflation adjusted) of taxpayer money on the Apollo Program.

The US federal government does not fund skyscraper development.


In America, if it don't make money, it don't get built.

We've been over this hundreds of times now.
