I was just thinking that this process has been drawn out for way too long. They've had enough time to go over the bids, and have them presented. We should have had a winner already. But the slow hand of the state has somehow brought everything to a standstill. (Don't even get started on the casino bid process).

Anyway, the CC board is finally meeting again, so maybe they will discuss this. (Agenda isn't out yet).

Well, the RFP was due at the end of September so I'm not surprised that we still haven't seen a new proposal. Some things take time, and besides, isn't the FAR supposed to be changed

The rfp was out for about a month before it was due. That was months ago. Before that, it languished for over a year before it was reissued. It’s not a rocket science, especially as thecstate struggles with its budget. Get the damned thing out there already. Most likely, the governor still hasn’t seen the proposal fit exactly as she would like.

Turns out the meeting will be for another development I had nearly forgotten about (495 11th).

I am quite relaxed, even if it will still take a few months before the proposals are published.

Something that might work is have the planned observation deck a privately owned public space, so that it will not be an expensive attraction like the five observation decks curreny in New York City are.

I propose a challenge where ArchGuy1 posts without using the term "observation" just once. I'd bet a shiny quarter they can't do it!

A NEW AFFIRMATION TOWER?

From The Peebles Corporation website.

Affirmation Tower

NEW YORK CITY, NY

1,400,000 SF | Mixed-Use | Public-Private Partnership with New York State
(Empire State Development)

Set on a 1.2-acre plot along Manhattan’s far West Side, across the street from the Jacob K Javits convention center, the proposed Affirmation Tower will be the most inclusive and transformative project in history.

The development team is comprised of The Peebles Corporation, McKissack & McKissack, Exact Capital, and Witkoff. Affirmation Tower is poised to become the world’s tallest building owned by majority Black-owned companies and the tallest building ever built by a woman-led contractor. Designed by acclaimed OMA Architects, the proposed 1,400,000 square foot mixed-use development will encompass mixed-income residential, convention center and lifestyle hospitality, and retail offerings, alongside extensive community spaces, an observation deck, and The National Civil Rights Museum, in collaboration with the NAACP, the country’s longest-standing civil liberties organization.

In alignment with The Peebles Corporation's ethos of Affirmative Development, the commitment to allocate over 30% of all construction contracts to minority and female contractors underscores a tangible dedication to fostering equitable opportunities within this transformational project.

What is this preoccupation with designing awkward top heavy towers?

What a downgrade.

It went from being something interesting to being 432 Park Ave in a 425 Park Ave skin. And decreased both in height and volume.

Nothing ambitious survives this city...

I like it. I didn’t think that a tower with a large AH component could be so tall and lavish.

Am I the only one who thinks of this upon hearing the name Peebles?

Oh my, that is sweet! I was just thinking about this proposal earlier today. There's a meeting coming up soon, so let us hope they're ready to discuss selecting a bidder.

Looks like they found a way to incorporate half of the space into other uses besides residential. Now if the top could be a little less flat.

Yes, it would be nicer if the new tower had a roof similar to the old design.

I don't know exactly how tall the new tower could be, but if it were between 1,595 ft and 1,600 ft, it would be the tallest tower in the city (excluding One World Trade Center, of course).

Peebles was again announced as a possible winner. At first glance, I have to say I liked the first design the best. Okay, a rendering of the complete tower has not yet been published. Hopefully the RFP will be withdrawn and a similar concept to 5WTC could be built here.

Still, I'm a little skeptical about Peebles on 418 11th being on the list again as a possibly canceled proposal. A meeting will take place soon, hopefully something positive will come out of it.

Or there will be a 900 foot glass box at 418 11th Ave (I don't know but I'm very skeptical).

It's listed on the website as a partnership with NY State. The website was recently updated, but with no announcement from the state as of yet. The interior renderings are all preliminary, likely those submitted with the application. The design is of a slender, distinctive, pinstriped tower. Let's hope the glass is as dark as shown in the rendering, and not another blue glass tower.

Anyway, a little more of the rendering, with a little more of the Spiral...

It's a little odd that this is going through an RFP process where multiple proposals would be submitted. And yet, the only proposals we have seen for both rounds of the RFP are the ones from Peebles. Is he trying to influence the vote by releasing these to the public?

I wonder how tall this would be. I assume that whoever said 1,500’ was guessing. Anyway, the top of 55 HY seems to be about half the height of this building, so at least 1,500’ seems about right.

They wanted it to fit in with the other forgettable box towers nearby.
