Yes, I'm missing some under construction and site prep developments, including a 10+ story affordable highrise, a few unknown wynwood projects, design district towers and many planned projects in the overall Miami area. I'll slowly add them once I find them, but for now this is the hunk of everything. I can also include coral gables in this development preview, but that would be adding a different city, even though coral gables and Miami are pretty much inter-connected.

No problem. Miami's prominence on the national and maybe even international stage will rapidly increase over the next 5-10 years IMHO. It's quite exciting.

Oleta Planned For 14901 Northeast 20th Avenue And 2050 Northeast 151st Street In North Miami, Florida

A mixed-use project called “Oleta” could soon start construction in North Miami, Florida. The 5.5-acre build site (which used to host a PBS studio) is planned to offer 832 residential units and “a variety of attractive commercial spaces for the neighborhood,” per North Miami Florida.

The development will offer four residential towers, with two measuring eight stories and two measuring 20 stories. The homes will measure 573 square feet to 1,171 square feet each, featuring one-bedroom to three-bedroom layout plans. Rent information is not publicly available at this time.

Plans also call for a six-story parking garage offering more than 1,100 spots. In total, the venture calls for 763,708 square feet of new construction and more than 19,000 square feet of commercial space, per the South Florida Business Journal. Communal amenities include a swimming pool and community garden.

Construction isn’t expected to start before the first quarter of 2024. Sources note that the venture is in its final stages of entitlement. Robert Finvarb Companies is the venture’s developer. TAG Architecture is the architect, and D.E.T. Strategies Consultants, LLC is the civil engineer.

CentroCity is proposed to include:

3,145 parking spaces


CentroCity will be built by redeveloping the Central Shopping Plaza across from the Magic City Casino.

The first phase now under construction will include 470 apartments, and renovation and new construction of retail space.

Target has signed a lease for a 77,000-square-foot store in the complex.

Arquitectonica is the architect of the apartment area, with RSP Architects overseeing the shopping center upgrade.

The Plaza Coral Gables is a very nice project, like many of Miami's projects, they're all top notch! Miami is going to be America's next great city!!!

Coral Gables has always been a nice enclave just outside Miami, and while it may not seem likely, I'd love to see CG densify even more, and maybe even add a Metrorail line along Coral Way with stations at LeJeune Rd and Douglas Rd.

A Switzerland-based real estate company has purchased a development site near the Vizcaya Metrorail station, with plans for an apartment building.

The Swiss-based buyer is Empira Group, and the new development will be called CoralGrove Brickell.

CoralGrove Brickell is being designed to promote walkable urban living, and will be built at the highest ESG standards, the developer said. The ESG commitment is in contrast to most US developers who have yet to embrace this trend, a spokesperson said.

The building will also have LEED certification and other amenities that promote a healthy lifestyle.

The Vizcaya Metrorail station is five minutes away, and future tenants will be able to trade their cars for Metrorail, according to the developer.

Demolition of older buildings at the site is planned in late 2022. Groundbreaking is planned for the second half of 2023, with completion in 2025.

Empira plans to maintain ownership following completion as an investment.

Revuelta is the architect.

JLL Capital Markets represented the seller, led by Investment Advisory team Directors Max La Cava and Simon Banke, with support from Analyst Danielle Fernandez.

“CoralGrove Brickell is one of the most exciting boutique residential projects in Miami,” said La Cava.

I think we'll see continued higher-density development on surface lots in downtown Coral Gables.

I don't think we'll see a Metrorail line down Coral Way though. The amount of demolition that would have to occur to make that possible would be immense.

Groudbreaking is planned in Q1 2023, with completion in Q4 2024.
