Coquitlam definitely looks to have the best setting & nature access of Vancouver's outer burbs (so, not counting West/North Van here). Is it generally pricier than its counterparts as a result?

I don't know the answer regarding prices, but the city council has ambitions to turn Coquitlam Centre into a true downtown, with major office, hospitality and entertainment uses, which will dramatically affect its desirability and skyline. Here is the latest conceptual rendering of their vision. One of the towers looks to be about 72 storeys, which if built now would become the tallest in the entire metro:

Coquitlam average house price was $1,305,300 in August 2018, it has since dropped to around $1.1 million or so. It is the 6th largest city in BC. The average household income is slightly higher than the provincial average.

It has a large Korean population about 7.2%, compared to Vancouver which is only 2.2%. I've been told it is because Coquitlam follows the US model for schooling, elementary, middle and high school that the Koreans prefer. Anyway that's what my Korean friend who immigrated told me. There is a large Korea Town that straddles the Burnaby Coquitlam border and a lot of the Coquitlam Centre area is Korean businesses.







even TD Canada Trust has Korean signage and is staffed by mainly Korean speaking staff.

Probably worth pointing out that this is just one development's rendering, not the City's rendering of downtown Coquitlam. There will be much much more than this.

Also in my experience Coquitlam is middle of the run in terms of price. It has a great natural setting but is a fair distance from downtown and a bit isolated from the rest of the metro.

Yet fully connected by Skytrain now. But it is amazing to think that by the time Coquitlam's vision begins to mature, you will have to pass through not one but two equally massive town centres (i.e., Burquitlam/Lougheed and Brentwood/Gilmore) before reaching Vancouver's city limits.

it is still pronouanced as Etobico though, i have never known why.
There is also a Highrises cluster at Islington and Bloor in Etobicoke
