One observation that may or may not be true.... but it seems like the timeline from when a building is announced to when permits are pulled and construction starts has been steadily shrinking over the years here.

10-15 years ago it felt like the norm would be to wait 3, 4 even 5 years after announcement just for shovels to be in the ground.

Now? It can happen in less than a year. Assuming it's a combination of cheaper money and more institutional faith in ROI here in the city. It's no longer looked at as a risky proposition as it may have been in 2007.

Need $100mm for an apartment high-rise at Broad and Noble? Okie dokie.

Did this see a design change for the podium? Was looking through the CCD developments report and saw it looks different than other renderings. Maybe just a different angle though.

Talked to a construction man on the site and he said there is a complication they are working on. Something to do with, of all things, the river! Something about the water level - after that it was all over my head. You can see the work they are doing outside of the building footprint, which was the area of most action while I was there. Yes, Dock Creek still flows right past the door. It's in a covered sewer, but there could be leakage, I suppose. As a guess, two other factors come to mind that might be causing the water seepage. (1) It is low ground. That site is in the valley where the creek flowed into the Delaware, and there were hills on both sides. So ground water flows downhill to that spot. (2) The digging is close to the level of the water table.

At first, it occurred to me that the water might have been coming from the river since, historically, the banks of the river were very close to the site. However, I realized that any underground seepage from the river must now be walled off by the walls of the sunken I-95 expressway.

Since I mentioned the history of the site in the above post, I should also mention that this is the site of the Blue Anchor Tavern. The tavern was pre-fabricated in England and set up to greet William Penn when he landed in October 1682. This really was the site of "Penn's Landing." I've read that the building remained until at least 1810. I was hoping that they would find interesting artifacts during the excavation, but I've heard nothing.

This is true! Few people know this. I really hope they do something to commemorate the original location of Penn Landing. While the Blue Anchor Tavern is lost it would make a good name for the tower itself, or a restaurant on the site "Blue Anchor." There had been a pop up restaurant near there with that name.

The Blue Anchor Tavern was small; about 20x60 feet or so; I hope hope they find artifacts from that early period going back to the 1600s.

Was any Archaeological work done.

Thanks for this and the Blue Anchor history lesson. One thing I love about this area is that there's always something new to learn about it. I too thought Human Scale was talking about the River Delaware, but then I recalled the proximity of old Dock Creek.
