Quote:
SAN JOSE — In a record-setting splurge of spending, developers, investors and tech companies have gobbled up properties in downtown San Jose, paying out more than $3 billion in three years.

The land rush extends far beyond Google’s head-spinning shopping spree near the bustling SAP Center and aging Diridon train station. If Google dominated the first two years of the buying binge, the last year has marked the arrival of stalwart developer Jay Paul Co., which is eyeing two major projects to create new tech campuses that would reshape the San Jose skyline and fuel downtown activity.

“Google’s planning for a major South Bay campus in the Diridon Station area has triggered a virtual gold rush for downtown real estate,” said David Buchholz, a senior vice president with Colliers International, a commercial real estate firm.

But experts offer one caveat: All that buying needs to be followed with construction.

...

Class A office rents — rents for modern office buildings — in downtown San Jose averaged $4.74 a square foot in the first quarter of 2019, up 14.5 percent from the same period in 2018, Newmark Knight Frank determined.

Rental rates in downtown San Jose are rising slightly more quickly than in downtown Oakland. However, San Francisco’s office rental rates have galloped ahead of those in the downtown districts of San Jose and Oakland. During the first quarter of 2019, San Francisco’s monthly office rents were $7.26 per square foot, up 19 percent from the year before, according to Collier International research. Downtown Oakland office rents were at $5 per square foot a month, up 14.2 percent from one year earlier, Colliers reported.
To be honest I think a lot of this includes speculation about the effect of having BART stations open there in 10-20 years. But there has been a significant increase in rents recently, about 5 years ago rents were about $3/sqft/mo for class A space, now it is about $5/sqft/mo. Jay Paul and a few other players have been heavily investing, and it is a welcome move IMO, as the big office parks they were building in Sunnyvale have worsened traffic, and increased car dependence in the valley. Having office parks near transit, like these office buildings by Jay Paul, and when it gets built Google, will have a positive impact.

Though I don't think that office complex that Google is leasing in Brokaw and Bering ^^^ will lead to that. But I can't blame them, they got a lot of protests from trying to move to downtown, while, the office parks in North San Jose, Sunnyvale, Santa Clara, Cupertino etc are never protested.

A developer bought up the parking lot next to AT&T building, the AT&T building is the old 6 story telecom building without many windows, and the parking lot next to it are kind of an eyesore. A new building here would likely be a good addition.

Quote:
A choice property in downtown San Jose where a new office or residential tower could rise someday has been bought by a veteran developer in a deal with telecommunications titan AT&T.

J.P. Dinapoli Cos., one of the South Bay’s most active and successful developers, has bought portions of two parcels at 95 S. Almaden Ave. between Post Street and West San Fernando Street in downtown San Jose, according to property records filed Dec. 19 with Santa Clara County.

“This was a hidden site in the center of everything,” said Mark Ritchie, president of Ritchie Commercial, a real estate firm. “It’s great to see it moving to a future higher and better use other than a skeleton parking lot.”

SAN JOSE, Calif., Dec. 23, 2019 /PRNewswire/ -- San Jose-based Urban Catalyst, a ground-up real estate development fund focused on opportunity zones, made three major announcements this week.

Vacant building to be transformed into vibrant office & retail space close to transit
Urban Catalyst announced that they have closed on a property at 201 S. 2nd Street in downtown San Jose. Currently a vacant building, The Paseo property is slated to be transformed into a combination of 65,000 square feet—three floors—of office space over 20,000 square feet of ground floor retail.

“This is an exciting time at Urban Catalyst as we move forward with another opportunity zone project in downtown San Jose,” said Urban Catalyst founder Erik Hayden. “We’re looking forward to activating the Paseo De San Antonio pedestrian mall with in-demand office and retail, breathing new life into this critical corner of downtown.”

...

Preliminary plans submitted for 28-story mixed-use project in downtown San Jose
Urban Catalyst has submitted preliminary plans for its property at 147 E. Santa Clara Street. Located across from city hall, and 100 yards from the future Bay Area Rapid Transit (BART) station, the project is expected to include 20 stories of residential with 300+ units and 4 stories—120,000 square feet—of office space, as well as 4 stories of parking. Possible amenities include a flexible community space for residents. Currently a Chevron gas station, the land is pre-zoned and pre-general planned for mixed use.

“Fostering a more connected community, this transit-oriented development will offer housing and office space within walking distance of downtown amenities,” says Urban Catalyst founder Erik Hayden. “Close to restaurants, businesses, San Jose State University, VTA light rail, and the planned BART station, this project is the true definition of transit-oriented development.”

Urban Catalyst is partnering with Vahe Tashjian, managing director of Dutchints Development, on this project, and is coordinating with Urban Community founders Gary Dillabough and Jeff Arrillaga on the user experience for this vertical community.

Thanks for the posts on 1 N 1st (former JC Penny), Gilly. I worked in that building 1988 - 96, have a sentimental interest, and your coverage is far better than SVBT or the Mercury.

This project (Platform 16) is now under construction

Quote:
The proposed project, designed by New York-based Kohn Pedersen Fox Associates, lead designers of Hudson Yards in New York City, includes the development of three six-story office buildings and below-grade parking. The three buildings are 157,000 square feet, 367,000 square feet, and 499,000 square feet respectively, and have views towards Downtown San Jose. Each building will feature floor plates ranging from 27,000 square feet to 90,000 square feet, as well as 15-foot floor-to-floor heights, and large private terraces on every floor.

Went to check out the expansion during my lunch break. I would estimate roughly ~25-30 new stores are open. I'm going to check back at night time to see all the new LED lights.

The new parking garage is open and it's still currently free. There's a HUGE underground parking floor too

There's also free arcade games on the 3rd floor of Bloomingdale's.

I absolutely LOVE how the outdoor portion of Valleyfair now helps connect Santana Row. It's still going to be a B to use the cross walk there.

I made a drone video of the newly opened Berryessa / North San Jose BART station. I will check out the actual inside of both this and Milpitas station either later today or tomorrow. Not sure if I will make an additional video of it. Cheers and have a safe weekend everyone!

Wow, that's probably a pretty far south extension of the downtown core if I'm not mistaken? Looks like there's nothing nearby even half as tall as this building.
