A couple weeks ago they added a Penn St. curb cut on the northern/eastern end of this elongated lot -- in anticipation, one can assume, of losing the southern/western half of the lot.

Why wouldn't they have access to cars? international travelers rent cars and use Uber.
Philly's access to the Linc is definitely better than the other cities access to their stadiums, but let's not think that travelers can *only* use trains to get there. Trains may be preferred, but let's not overstate it.

I wish septa would use that lower platform for its original intended purpose, which was to have additional trains serve super-crowded events in the complex. But that lower platform has not been used for that in a very long time, has been a storage area for decades. Maybe they would activate it for the World Cup, but I doubt it. I hope I'm wrong about that. And as long as they're at it, they should renovate the station so that it does not look like a time capsule from 1973.
Ya'll forgetting buses. My bro runs Transportation Ops for huge events like this (he's in Doha and has been for 2 years) and consistantly breaks his own record for building out the largest bus operations for his events. He did the Pope thing and it was massive. They took over the entire Xfinity Live venue just as a HQ for drivers.

University of Pennsylvania commits $750M to STEM research, hiring and new facilities

https://www.bizjournals.com/philadel...iring-cap.html

Quote:
The greatest changes will come to Penn’s physical sciences facilities.

The university will construct a Physical Sciences Building located between the David Rittenhouse Lab and the new Vagelos Laboratory for Energy Science and Technology, which is currently under construction at 32nd and Walnut streets and expected to be completed in fall 2024. The cost of the new Physical Sciences Building is unclear. It will provide research space for Penn Engineering faculty and teaching laboratories to support undergraduate research.

The David Rittenhouse Laboratory, built in 1954 with an addition completed in 1967, will also undergo a “wholesale revisioning,” according to the university.

The Perelman School of Medicine will make “major new investments” with plans to add about 400,000 square feet of research space over the next 10 years to accommodate current and planned research projects. Perelman will focus its research on mRNA biology, vaccine development, immune health, cellular engineering, and gene therapy.

Is the Vagelos Laboratory actually now under construction?

Hilco adds FS Investments, Chamber of Commerce execs to team overseeing Philadelphia refinery project

Quote:
Hilco Redevelopment Partners has added three executives to its leadership team of 10 for The Bellwether District, the 1,300-acre redevelopment of the shuttered South Philadelphia refinery site.

Meghan Kelly, joins the development team as vice president of life sciences after eight years at the Chamber of Commerce for Greater Philadelphia, where she was the director of business attraction, expansion and life science initiatives. Mia Fioravanti, previously executive director of corporate social responsibility and executive director of the FS Foundation for FS Investments, has been named vice president for corporate affairs. The Bellwether District's new legal director Raina Mehta comes from PNC Bank and brings nearly 20 years of experience as an attorney.

Hilco Redevelopment Partners hopes to turn the newly named Bellwether District, into a life sciences, e-commerce and logistics hub. Construction on the site is expected to begin in the second quarter of 2022, with plans to ultimately build 15 million square feet of industrial, life sciences, light manufacturing and other space over the next 13-15 years.

"Meghan, Mia, and Raina are three powerhouses in their fields of life sciences, corporate affairs, and legal," Roberto Perez, CEO of Hilco Redevelopment Partners, said in a statement. "They will undoubtedly add tremendous value, bring fresh perspective, and help us cultivate new relationships both at the community and industry level as we continue our 15-year transformation here in Philadelphia and attract businesses that will someday call The Bellwether District home."

Hilco Redevelopment Partners announced plans for the branding of its project in October, with the Bellwether name meant to reflect "Philadelphia's role as an innovator and achiever of many firsts for the country." The property encompasses 2% of the city's total land mass and the project will introduce four new streets to the city.

They're certainly putting money into that branding. When I disembarked from a route 7 bus today, I noticed it was a wrapped ad for "The Bellwether District."

There are ads running mid-days and weekends for the Bellweather District on Sportsradio 94 WIP as well. Targeting that male, ages 24-54 demographic real hard!

This is the clearest signal yet they're gunning for more than just distribution centers. Very encouraging.

So not specifically development related, but I was out to dinner in Center City on Tuesday night and it's pretty clear that office workers are back. Tons of people going out for happy hour after work, folks out to dinner, etc. I hope this bodes well for the commercial development pipeline.

Apartment Building Planned, Across From Demoed Spring Garden Station

Current site:

Quote:
900 Spring Garden St. is a vacant lot that’s been sitting empty since the Carter administration at least, though it was home to a quartet of billboards until just a couple years ago. There were six small buildings on this lot historically, despite its relatively small size, measuring about 3,300 sqft.

About four years ago, there was a plan that was making the rounds for this property which called for a six-story building with retail on the first floor and 30 apartments upstairs. That project was introduced to go to the ZBA, but the plans were ultimately withdrawn, and aside from the removal of the billboards, the site has continued to sit vacant. But maybe not for long. About a week ago, we noticed a new permit for the property, this time with a by-right effort. Like the previous application, this plan calls for a six-story building, but given the property’s zoning designation, the by-right density is limited by the amount of on-site parking provided. As a result, the new plan calls for only 18 units, a handful of parking spots, and a small commercial space. With a by-right permit in hand, we expect this project will finally move forward sometime next year.

Yup, I'm in town all week for work staying at the Westin and the bar is packed every night with suits, and the streets are quite busy. Great to see! And it will only pick up going forward! If only Center City had better shopping, but that is just what to make me happy .

Even though cases up, I think at this point people are factoring in that it’s time to move forward - vaccinations are up, hospitalizations are way down and the strain is becoming weaker. Obviously if you have pre-existing conditions, it’s important to protect yourself, but I think some of the “get ready for the 17th wave” talk is getting to be ridiculous at this point. Downtown activity is still significantly underperforming post-Covid and while the present momentum is encouraging, I very much hope that it’ll be sustained.

Agree with the shopping. Center City shopping was already lagging post pandemic, but it got HAMMERED during the pandemic.

Shopping seems to be the last thing to return unfortunately. People are coming back, restaurants are opening up, bars are opening up, events are coming back, etc. It's only a matter of time before more shopping returns at this point...

Temple Health System reveals plans for former Cancer Treatment Centers of America campus

Quote:
Temple University Health System unveiled plans Thursday to convert the former Cancer Treatment Centers of America hospital campus it acquired earlier this year into a hospital for women's health.

The project for the campus at 1331 E. Wyoming Ave. in Philadelphia still must be reviewed, and approved, by the Pennsylvania Department of Health.

The Philadelphia Business Journal first reported Temple was considering using the campus for women's health services in June.

Michael A. Young, CEO of Temple University Health System, said the hospital will offer a myriad of services focused on women’s health needs.

“Temple University Hospital’s new specialty campus will offer women and families a safe, welcoming environment, complete with modern, spacious patient areas and outdoor landscaped walking trails creating a tranquil setting in the heart of Philadelphia,” Young said.

A key area of focus will be on maternity care.

Temple University Health System delivered more than 2,200 babies last year.

Young said the Juniata Park campus will allow Temple to expand and improve its maternity care service with:

-Private rooms for mothers and babies;
-clinical space for 12 labor and delivery/high risk antepartum beds, 32 postpartum beds, eight intensive care unit beds, and a triage and stabilization area;
-an expanded neonatal unit;
-more than 75 exam rooms;
-Space for radiology, mammography, MRI, and CT services.

The health system is still developing plans for other services that will be offered on the campus in areas that will include general surgery, breast surgery, vascular surgery, urology, internal medicine, cardiology, endocrinology, and behavioral health. Those plans are expected to be finalized over the next several months.

Young said the health system's goal is to begin offering services at the campus beginning in late 2022.
