One could imagine some lowrise buildings along the street kind of like the old Garden Crest apartments one block away. Even a row of houses like what you see on Robie or Carlton would look great.

I agree, and the tower down the street next to Sacred Heart has the same issue. I think Summer Gardens entire lot is an underground parking structure with the garden and tower on top. I'm not sure how this plays into the possibility of putting something on top, but you've got to think the land is valuable.
