That joint is really sloppy. They should have gotten city permission to extend the wood "sleeve" out over the sidewalk a foot or two.

I think the best detail on the flashing is where they went heavy with caulk gun.

Wow, what a shitty redesign on the storefront. I believe the upper story will look as pictured, though... those windows are a NanaWall and there's a roof cutout.

You'd be surprised how generous the city can be on certain overhead projections so as long as they aren't signs or sidewalk obstructions that may be more difficult getting permitting. Roof eaves and canopies are sidewalk enhancements

While way more strict in Chicago I was surprised in some large cities I've done projects in "fastened balconies" and decorative facade elements above public ways were not considered encroachments. Kind of shocking, but hell of a lot easier from a design standpoint if you wanna max out your lot

What's going on by Lane Tech? I just passed by Lane Tech and all the park land southwest of Lane and along the river is under a TON of construction. They are building some funky building it looks like. Will take pics next time I passby.

I don't see why they didn't just go with a similar design as their Hermosa Beach location. It's kind of a Chicagoish look to it and lots of brick inside. They could have merged that with the wood frame thing.

The VEed second floor isn't terrible—IMO it's pretty okay—but the first floor reads more "nuclear fallout shelter" than "raucous party spot."

Looks like we've got a little better luck with ground-floor treatments a few blocks away over at the tri-flag hotel project: They recently installed a canopy over an entrance on Clark that includes a rainbow's worth of colored panels of either glass or metal. (Well, almost a rainbow; it skews kind of to blue and green.) It gives a bit of Wit Hotel style zing to an otherwise comparatively bland if nice design. I hope the off-kilter canopy on Illinois St ends up getting similar attention.

The Tri-Hotel is the development of the year, in my book (an honor that should be shared with the Division/Ashland project).

I vote rewards for both of them. Solid design, and NO PARKING!
