CP Railroad is committing to a New Orleans-Baton Rouge service if their merger with KCS is approved:
https://www.trains.com/trn/news-revi...ce-expansions/

This is good news for the passenger service! But the state still needs to put their money where their mouth is and pay for construction/operating expenses. John Bel is probably the best possible governor to push this project, can't imagine a Republican doing it. Although I guess Roger Wicker in Mississippi is a pro-rail Republican, so they do exist...

1. I'm very disappointed in the Mercedes Benz building on Poydras. It should have been bigger and taller. Can't believe I'm saying this but there are a few great examples of dealerships on Vets and Covington. Missed opportunity just like the disappointment of Dave and Busters building, which had so much more potential.

2. Anytime I see anything about Charity/Tulane, I read how Tulane has these big plans for "beautifying" downtown Tulane Ave/the Med school area. Does anyone have any plans and/or rendering of some examples? I'm curious what they mean.

3. That apartment on building on Canal St will be a game changer. Impressed!

WWII Museum purchases vacant warehouse for $6M

https://neworleanscitybusiness.com/b...ehouse-for-6m/

The National World War II Museum has purchased a former masonry warehouse to store archives and other materials nearby.

According to public records, the museum closed on a transaction in mid-December to purchase the 24,500-square-foot building at 1042 Magazine St. for $6.125 million. The property, located across the street from the museum’s campus, also includes a 24-space surface parking lot.

The three-story building was constructed in the first quarter of the 20th century as the Jose Escalante & Co. Cigar Factory, according to a flyer marketing the property. It had housed Purveyor of Fine Wines wholesale wine distributors since 1988.

The structure features large steel industrial windows, ceiling heights that range from 10 feet to 18 feet and original wood floors. Recent improvements include a three-year old membrane roofing system and updated HVAC and electrical systems.

The property is zoned CBD-3, which allows for hotel, multifamily, live entertainment, reception facility, commercial short-term rental and restaurant adaptive reuse projects. Developers can also use Opportunity Zone tax breaks and state and federal historic tax credits to help fund redevelopment efforts, the flyer said.

Purveyor of Fine Wines moved out of the building in August 2020, said Gordon McLeod of the McEnery Company, the listing agent for the property. It was a planned exit, as parts of its business went to other wholesalers, he said.

The seller, listed in records as New Orleans resident Olivia Woollam, put the property on the market around the same time.

Bobby Talbot of Talbot Realty Group represented the museum in the transaction.

Museum officials said their collection of artifacts and archival materials, along with an expansion of retail operations, traveling exhibits and educational/entertainment offerings have created “a critical need for more space that did not exist within our current footprint.”

Our recently showcased Warren Easton Charter High School project is well underway. But did you know that our principal, Allan McDonnel, acted as developer for this project? That’s right!
McDonnel recognized the funding challenge our client faced early in the process and provided a comprehensive Building Solution – to purchase the building in order to obtain both State and Federal tax credits. These tax credits would be used to provide a reduced rental rate to our client. In 4 months, McDonnel was able to acquire the real estate, overcome zoning obstacles, obtain tax credits, receive financing, and negotiate a lease with Warren Easton. All of the development activities occurred while the design process was underway and finalized.
We don’t just build buildings, we build solutions. It’s the #TMG way!

Jesuit High School Banks Street Renovation
Following the successful completion of the Madonna Della Strada Administration Building, Ryan Gootee General Contractors is renovating the Banks Street building on Jesuit High School’s campus that previously served as their administrative center into a new hub of student life. Student council, clubs, activities, ministry and the school’s newspaper and yearbook will all be relocated into the renovated space. The six-floor building will consist of three stories of office, classroom and gathering spaces with the upper three floors containing residences and common space for the Jesuit priests that serve the New Orleans community. Construction includes new wall layouts on the first five floors that will better suit the needs of the school with new electrical, plumbing and HVAC installed throughout.
