(Even with my apparent home-boy bias ;-)... this has to be one of the most astonishing urban (and public realm) redevelopments on the continent in recent history... not to mention preventing a potential flood disaster event.


Lower Don Lands Redevelopment | Waterfront Toronto l u/c

Huge jump in heights (up to 46 storeys in the western portion) for the future community on Villiers Island with at least 9000 residential units of which 2,200 to 2,700 will be affordable units (depending on the final mix of unit sizes).

Conceptual rendering below is a bit misleading as the development blocks are actually just 26 acres while the parkland is more than 50 acres.

Greening up everywhere around the new river valley and wetlands. 100 year old seedlings from wetlands that were buried metres deep below what was a toxic industrial site... are sprouting green again.

A waterfront miracle is underway lol… 7 years after the HPA design (inspired somewhat by sails) was unveiled… stagnant for years until ownership changed from financially-troubled Greenland to deep-pockets Pinnacle… a construction crane is rising. Can’t believe my eyes but thrilled that giant site on the water will finally be built out.

Phase 1 is 49, 39 and 14 storeys with more than 1000 residential units, public space and retail. It appears the 49 storey tower will be constructed first given the crane’s location to the east of the site.

What percentage of proposals in 2023 and so far in 2024 will likely be built? Are there significant changes to what's proposed and what gets built?

As I've speculated in the previous page of this thread ... that I wouldn't be suprised if Pinnacle switched up the proposed Phase 4 office and hotel plans in favour of more residential...

... but never expected anything like this proposal leaked by the Globe & Mail:

Pinnacle is proposing the Toronto Star building be demolished and that (presumably the new Phase 4 plans) the site south of SkyTower host 2 residential towers @ 90 and 95 storeys. No heights in metres but the 95 storey tower would be a super-tall for sure.

That would be 105 (SkyTower), 95, 92, 90 and 65 storeys for One Yonge... bet there's not many residential sites on the planet taller than what's proposed lol.

Two supertalls proposed just like that and it’s just like another day in Toronto.

I see comments on the newspaper thread about the tax revenue being loss because commercial buildings are taxed higher than residential real estate. These people are delusional because that’s probably at least a thousand or two luxury units that will be paying several thousand in taxes.

I doubt that old office building from the 50s was contributing $10 million a year in tax revenue to the city. The increase cost to the city to service these buildings will be a fraction of the revenue because of private tax collection, these types of developments don’t tend to generate much public school children, etc.

The 90 floor proposal might not reach supertall status... the 95 floor one probably would.

The Star Building is clearly not from the 1950s
There will be a loss in tax revenue allowing Pinnacle to change the approved commercial development to residential.
The province has funded the construction of a school next door in Sugar Wharf. Shoeboxes house more and more families.
This is a leaked preconsultation to see what the city will accept. Pinnacle could settle on two 110 storey buildings or stick with the commercial plan
