Austin: Long Awaited Mixed Use Campus Project Gets Nod from City

Austin (Travis County) — A mixed use, commercial campus development that has long been planned finally received approval by the Austin City Council last week.

Council rezoned 109.65 acres of a property that is to be known as Austin Viie, 3443 Ed Bluestein Boulevard, from limited industrial services district zoning to limited industrial services-planned development area district zoning.

Zarafshani also requested that buildings in the portion bounded by Ed Bluestein Boulevard, Technicenter Drive, Semiconductor Drive and Central Avenue would not exceed 400 feet (28 floors) and buildings on the remaining portion west of Semiconductor Drive, would not exceed 280 feet (17 floors) of height.

However, the Austin Planning Commission denied those requests and recommended that all other buildings on the property not exceed 120 feet of height. The commission said that this would still allow for the revitalization of the campus and that by increasing building heights and reducing parking requirements, the property will be able to provide a compact campus without requiring “a sea of parking and impervious cover.” There is a floodplain within the property.

100% yes! Now, what to do with the tired voices who claim to want abundant housing and sustainability but then only work to keep expensive, auto-centric, single family neighborhoods to not change... We can either densify in a way that helps to foster transit and walkability or tolerate NIMBYism.

No. Just 4/11 currently, but they have enough power to block some things. I guess the jury is still out on our newest Council Member. It seems like she might side more with the majority, but we will have to wait and see. Two current Council Members (one on each side) are also in run-offs. Their opponents are quite far right and would likely side with the NIMBYs.

Interesting that the residential floors actually start to angle outward as they rise, opposite of the office floors angling inward. Didn't catch that from the renderings, it's very subtle.

Edit: I just looked it up. These are from Wikipedia, so I'm not sure how accurate the numbers are...here are the 1000ft+ towers west of the Mississippi.

Wilshire Grand (Los Angeles): 1,100 ft / 335 m
Salesforce Tower (San Francisco): 1,070 ft / 326 m
**98 Red River (Austin)**: 1,023 ft / 311 m (is this the agreed-upon height?)
U.S. Bank Tower (Los Angeles): 1,018 ft / 310 m
JP Morgan Chase Tower (Houston): 1,002 ft / 305 m
