The CA Department of Finance has released its July 2015 population estimates.

San Francisco is estimated to have grown by 10,400 people (1.2%) to 862,470 people. The US Census Bureau's estimates for 2015 will be released in March 2016.

The calculation for 2014-15 brought California’s population growth since the 2010 census to 1.8 million, which indicates that the 2020 census should count about 41 million Californians.

San Joaquin County was the state’s fastest growing in 2014-15, seeing its population rise by 1.58 percent, followed by Monterey and Santa Clara counties. Fifteen rural counties saw population decreases during the year, topped by a 2.56 percent loss in Lassen County in the state’s northeastern corner.

250 Fourth Street/Subway Station

I had lunch today at Lulu next door to these two construction sites. Not much to see yet. I thought the subway station pictured on the left would have been more advanced by now.

Subway stations are like icebergs...90% of it is below you. Besides, they have until 2019, that is at least three full years and maybe a few months more.

towering rincon hill - December 2015

the towers of rincon hill - december 2015.
i notice the color of the glass and masonry is very similar. --ie., rincon towers, jasper, 340 and 399 fremont.

vaux's Updates - 181 Fremont

Vaux - nice photos - thanks for the updates. I have not been by 181 Fremont since I had lunch next door at Town Hall. It is amazingly high now since I was last there!

Beautiful day in the Mission today, with progress on a number of fronts:

1050 Valencia
Construction back in full-swing, after being previously halted. To the untrained eye, the building looks rather different than the approved rendering (no rounded bay, distinct triangular middle window). Have the designs been revised recently, apart from the top floor set back?





Slow but steady progress on the new Annunciation Cathedral on Valencia Street


And a new facade and retail storefronts at the Fog Building just up the road:


The new St. Lukes is also rising fast, and must be nearly at full height







Over on Mission Street, the Grand Theater is looking very spiffy, having been fixed up as the new home for Gray Area.



But the re-opening of the New Mission Theater definitely steals the show (and even makes Vida look great):









Including a beautifully-restored interior . . .




Construction is also underway across the street at the former Cine Latino, which last I heard was being converted into a restaurant and gym (hopefully some of the historic details will be returned).



It looks like the old Tower Theater may also have a future (this is the first time I've noticed the sign announcing the Mission Cinema School). While there's something very artistic about it in its current state, it will be great to see this building restored, along with other theaters on this strip of Mission (and no, not as another parking lot!).





Finally, on nearby 18th Street, there is also a nice in-fill building, which replaced a former auto garage. I don't think it's been covered here previously. At the rate it's gone up, it will be complete in no time:

I was in SF yesterday and the south end of the skyline is looking incredibly dense with all these new towers.

The Civic - 101 Polk Street

The Civic is almost competed & this will probably be my last post for this one. I was very surprised to see that the ground level are apartments. I had expected to see some retail, maybe a restaurant. Being on the ground level the tenants will have no privacy. I had hoped to see more street activity after this one was built. Currently the first 2 blocks of Polk St. had one massage parlor, a beer hall and lost of bums.

I am very happy with this one. A very handsome building indeed. Being it is across the street from my apartment building I am happy with the good architecture!

41 Tehama should be in the "under construction" list.

Based on what I've read regarding permits and financing, my guess (hope) is that the following break ground in 2016:

500 Folsom
400 Folsom
706 Mission
100 Folsom (they have financing, just waiting for height change)
50 First (both towers)

The rest probably won't start until the next cycle -- I think construction costs have gotten too high.

Thanks for the correction on 41 Tehama. Not sure why this one is flying under the radar. Agree on 500 and 400 Folsom and 706 Mission. 100 Folsom and 50 First seem like they're not as far along.

Some of "the rest" seem like pipedreams at this point. But it'd be encouraging to see One Oak or 1500-1580 Mission get going.

Everyone seems to think this cycle is getting long in the tooth and is about to end. That seems to me to be a very SF-centric view. On a countrywide basis it seems like things have a ways to go, as we're only now out of the depths of the last crash. The SF market is driven by venture capital. Any signs that's over?
