I don't think a single 500-room hotel for now is "too small" for most conventions. Every large convention I've been to in several different major cities has had hotel blocks in multiple hotels to provide options, so I think it's rare that a majority of visitors to any single convention will all end up in the same hotel, even if it were big enough to cover 1000 attendees at once. I think they probably wanted that one giant hotel originally so that multiple conventions could book large blocks in one hotel at once.
I think it makes sense. 500 rooms is still a very large hotel and is financeable in todays environment and there will be no shortage of space on that side of the convention center to add additional capacity if the demand warranted it. I do think that 1500 room hotels are probably only truly necessary in markets where there is not a ton of hotel capacity, but there are 1000s of hotel rooms within walking distance of the convention center and 1000s more within a short drive.

This is the main reason the lack of one in NOLA for so long wasnt a hindrance to attracting conventions. Personally , Id rather a center that has several different brands, pricepoints and target audiences so that your attendees can pick what suits them best. 1500 room hotels are just not that appealing anymore, especially outside of Vegas, which if you pay attention to is basically following the same logic of different brands and prices all in one or two buildings.

Its also important to note that the convention center is trying to hedge its bets here by addressing the needs of more hotel rooms next to the center, but also providing a hotel and neighborhood that appeals to everyone. Thats the best hedge to make in the current envirnment and certainly the best strategy longterm to begin with. Its crazy to go to some other cities and when these large hotels arent servicing a convention they are desolate along with the neighboring areas. We should be pursuing a strategy that creates 24/7 , 365 neighborhood regardless of conventions.

I agree, especially should that convention neighborhood actually get built. With the opening of the Four Seasons NOLA is in desperate need of more high end large hotels, because it's just been the Ritz and Windsor. I'd love to see a St Regis or Mandarin Oriental here since we now have a FS.

Virgin Hotel New Orleans opens ahead of schedule, into wave of COVID-related event cancellations

https://www.nola.com/news/business/a...d0ef22bba.html

The new Virgin Hotel New Orleans opened its doors on Wednesday, two weeks earlier than previously advertised and undeterred by a recent wave of event cancellations that came on the heels of another surge of COVID-19 infections.

Cody Bertone, the hotel's general manager, said the latest addition to British billionaire Richard Branson's boutique chain will forge ahead with its own autumn program of events, as he looks to shape a local identity for the hotel to appeal to New Orleanians as well as visitors to the city.

"With Jazz Fest and French Quarter Fest being canceled, obviously we've seen some decline in bookings," said Bertone. "But a lot of this stuff is new, while the planning [for the hotel's opening] has been years in the making. So, we still feel optimistic that people will come and enjoy what we have to offer."

BOARD OF LIQUIDATION AUTHORIZES CITY OF NEW ORLEANS TO SELL MORE THAN $300 MILLION IN BONDS TO SUPPORT INFRASTRUCTURE UPGRADES
NEW ORLEANS — Today, the board that oversees New Orleans' bonded indebtedness has authorized the City to sell more than $300 million in General Obligation (GO) Bonds.

This authorization will lead to the largest, one-time, new money tax-exempt bond sale in the City’s history. The New Orleans Board of Liquidation and City Debt authorized the bond sale after acceptable ratings were issued to sell bonds at the current market rate.

“Today’s decision by the Board of Liquidation is a historic moment. Due to the City’s quick and thorough response to the pandemic and the prudent fiscal measures we took, the City is in a strong place to begin leveraging allocated federal and state dollars to restore operations and continue to make progress for our residents” said Mayor LaToya Cantrell. “The result of these efforts recently led to the affirmation of our Bond Ratings from Moody’s and Fitch with our outlook upgraded to stable.”

“The Cantrell Administration has spent the last 4 years working diligently to stabilize and strengthen the financial position of the City of New Orleans, and we have seen many successes,” said Chief Administrative Officer Gilbert Montano. “The investments we have made in infrastructure in recent years have boosted our resilience to environmental risks, and we plan to strategically use these bond proceeds to continue this critical work. Bond funds will also be leveraged to build affordable housing and purchase vehicles and heavy equipment to begin replacing the City’s aging fleet.”

In November 2019, voters approved the City’s plans to sell $500 million in GO Bonds to fund its long-term capital projects. The first tranche of $300 million in GO bonds will be sold in late September with work to follow later this year. More than half of the $300 million will be used for street and subsurface infrastructure improvements that are not funded by the federal government; the remainder will be used for various projects improving our public spaces, stormwater management, and affordable housing, as well as for vehicles and equipment.

GO Bonds play an important role in allowing the City to fill in funding gaps for projects that are receiving a majority of funds through the FEMA-funded joint infrastructure program, managed by the Department of Public Works and the Sewerage and Water Board of New Orleans, or other restricted sources, as well as ensuring that projects are both fully funded and completed on time.

Currently, the City has nearly 70 roadwork construction projects underway, valued at $671 million, and is applying past lessons learned from these projects to this future bond-funded work. Some of the procedural changes include canceling, redesigning and rebidding certain projects; initiating a "phased in" task-order contract approach, ensuring, for example, that the first ten blocks of work gets completed prior to the contractor initiating work on the next ten blocks; and publicly providing "report cards" on city roadwork contractors.

"Since day one, the Cantrell Administration has been committed to spending the federal funds dedicated to making our roads safer and our city dryer,” said Deputy Chief Administrative Officer for Infrastructure Ramsey Green. “We now have a multi-billion-dollar infrastructure program underway – good progress is happening each day and we are aggressively making the procedural changes necessary to better hold contractors accountable to ensure more rapidly completed projects and improve the impact construction projects have on residents and their homes. These new bond funds will also give us an opportunity to use our local dollars to invest in green infrastructure and science and nature-based improvements to our public spaces to better reduce citywide flooding.”

The City will issue the remaining $200 million in GO bonds during the next several years to fund its long-term capital projects.

It's a small detail in here, but the "phased in task-order contract approach" could make a big difference locally. It seems like most complaints we have about road construction are related to giant projects kicking off but then work moving super slowly because it can't all be worked on at the same time. The idea of 10 blocks at a time would be great from a resident's standpoint, assuming it works how it's supposed to.

Totally agree... getting in there and working til a segment is done also limits the amount of impacts and more importantly the duration of it. The State awarded Claiborne rehab this way. broke it up into three segments and work cant start on next segment until the prior one is complete and punchedout

^ By the way, see, Léo Urban does it in real life.

https://www.youtube.com/c/LeoUrban/videos

He's a professional, like French spider-man Alain Robert, his inspiration and adviser.
So you don't have to worry about what that guy Léo does, because he knows well about it.
He will never fall down. He's too good at this already.

Although I would somewhat blame on him for his latest performance in Frankfurt, Germany.
He was over there for just a couple of days, like a naive tourist quickly passing by, didn't really mind about the local culture or law, then he might have to face a German court for what he did over there, which is fair.

Urban climbers have to carefully study buildings, especially the reliability of materials to their facades before climbing them.
Léo is from Andorra, that's basically southwester France / northeastern Spain in the Pyrénées mountain range. He's been trained at this thing since his teens, so he doesn't feel fear of height any longer at all. He's a real pro.
He always studies buildings here in Paris before climbing, but wouldn't do so in Germany probably because he thought - bah, that's Germany, definitely solid enough.
That is a dumb stereotype. When someone inexperienced dies from this shit, he may feel guilty.

A lot of kids are fascinated by and envious of what these guys can do. So they got to set a safe example to them all kids.
You got to be seriously trained and prepared for this.

Notice that some corporations paid for Alain Robert to climb their skyscrapers, because it is cool advertisement, something marketable.

Has anyone heard any updates on Louisiana’s position to lure Rivian the EV manufacturer to the state. I remember in 2018 we came in second behind Alabama for that massive Toyota-Mazda facility. Would be great win for tech and advanced manufacturing in Louisiana if the state can pull it off for a site in north or central Louisiana.

That street view of 204 St Charles shows the Gulf Coast Bank & Trust building is boarded up/up for sale.

That’s news to me! Does anyone know where the new HQ is? One would think with new digital world they gave up the space and consolidated in Metairie or the North Shore.

Bummer though that downtown lost yet another company…

Looks like 204 is a separate building from the bank.

Gulf Coast is there still and renovated ,.. it’s just the building next door the permit is referring too… in case people don’t notice I tend to place my mouse to indicate which building a permit refers too

AECOM-Broadmoor Convention Center Project

What's up everyone. Been a lurker for a few years and finally created an account. I'm a partner in a commercial fire & security business and have worked on a number of projects discussed here. Glad to finally join and be able to join the discussions.

I tried looking for the renderings & proposal for the AECOM Broadmoor Convention Center district proposal and can't find anything online. Anyone have a link or pics?
