Project offers new library, new look for downtown Vancouver
Riverwest - Twin towers of condos and a hotel would anchor a four-block area
Thursday, May 25, 2006
ALLAN BRETTMAN
VANCOUVER -- An anonymous donor has pledged $5 million and a developer has given a $2 million tract of land for a proposed main library downtown.

Now it is up to voters to decide Sept. 19 whether to approve $43 million in bonds that would pay for that library and another on the east side, as well as other system improvements.

The new main library would be one of the cornerstones of the $165 million, four-block Riverwest project next to Interstate 5 near downtown Vancouver.

Riverwest would feature two 12-story buildings with condominiums, a seven-story office building and 17,000 square feet of retail space. One of the condominium buildings would also house 75 to 85 hotel rooms on the lower six floors. Also, 11 town homes would be built near one of the condominiums and a restaurant would be built on a public square.

Developer Killian Pacific has said construction could start as early as the first half of 2008. The property, currently the home of a car dealership, is next to a movie complex near the Interstate Bridge.

Susan Hildreth, in-coming president of the Public Library Association, a division of the American Library Association, said libraries are becoming part of other developments in urban areas where land is scarce and neighborhoods are "reinventing themselves."

Riverwest's construction depends on voter approval of the bonds.

Here's why: In March, the state Legislature named Riverwest as one of three projects statewide that would receive money under a Local Infrastructure Financing Tool. The bill would provide Vancouver with as much as $500,000 annually for 25 years to pay for 400 of the 900 spaces in a Riverwest underground parking garage.

That money -- funneled through the state from a variety of Vancouver tax sources -- is contingent on the library being part of the project, said Steve Burdick, director of economic development for the city.

If the library bond fails, "then we're back to Square One," Burdick said.

The Fort Vancouver Regional Library District board approved several resolutions Tuesday night setting in motion the Sept. 19 bond vote.

The $43 million bond, which requires a 60 percent supermajority, would pay for:

The new 90,000-square-foot main library about four blocks west of the existing main library on Mill Plain Boulevard.

A new 25,000-square-foot branch library next to the Firstenburg Community Center on 136th Avenue.

Technology improvements at the Vancouver Mall library, including wireless access and self check-out stations.

The cost to taxpayers would be an estimated 17.5 cents per $1,000 of assessed valuation over the life of the bonds, or $35 a year for a home with an assessed value of $200,000.

It's not Wells Fargo Tower, it's Riverview Tower. After figuring what exactly that building on the diagram is, I found that building have wrong name.

Whew!! Hope this goes successfully.

In no thousand years somebody sane is gonna add those buildings to the database, in my country's backward countrysite the villages have taller buildings than these...
NOT A CHANCE

Umm what about Vancouvercenter North Tower that was built and are taller than its other building (Vancouvercenter Offices Tower) which haven't built yet that are already in diagram? What about other two building that are also part of its project?

What about that other possible the largest project ever built in downtown Vancouver, the Riverwest Project?

What about that Bank of America Building that was the tallest office building in Vancouver?

And what's more, I already asked you if THIS thread was ok with you while you said that you refuse to add any of those buildings that are under 30 meters, but you told me that it is fine with you so I thought I should just leave it alone. Now, no? I am confused?

Also Vancouver, Washington is NOT a village or even a town. It is a medium city size with 160,000 people, the fourth largest city in the state, and possible to be second largest city in the state with over 250,000 people, passing Tacoma and Spokane if Vancouver success its annexations, and are also the largest city other than Portland in the Portland's Metro area. Vancouver, Washington is probably the only city that have highrises than other cities in Portland Metro area except for Portland.

Plus I have the drawings ready for most or all of those building on the listing, but waiting to be a illustrator.

*Edited* I looked up at Sander155's requests that you recently completed, and found out that 4 of my buildings are taller than one of his/her building at 44 meters, and other 4 of my buildings are taller than his/her 2 buildings at 36 meters, also I looked up at Wroclaw's request at 40 meters, 7 of my buildings in this list are taller than his.

Play fair, please?

you know wroclaw and Sander draw once in a while a whole bunch of this kind of buildings?

Open een new thread with only buildings above 12 floors or above 35 meters and you have a change someone will add those buildings...

But I won't.

Maybe start drawing these three spectecular highrises (already listed) in Vancouver, Washington.

Firstenburg Tower
Smith Tower
Riverview Tower

Maybe someday vancouver can compete with the REAL Vancouver in terms of drawings.

Of course, I already know that Wroclaw and Sander155 have the drawings for those buildings that they requested.

And did you read whole of my post? I already said that I have the drawings for those buildings that I request, it's just that I don't have an account. Here's my drawing for those buildings that are already on the diagram.

They just need a little more work before I upload them, bu I'd prefer to complete those drawings while I have the account instead of drawing for nothing.. The only buildings that are already on the diagram that I don't have drawings for is the Academy and Salmon Creek Legacy Hostipal Parking Garage.

Also I have many drawings for other buildings that are not on the diagram. Also it is kinda weird to have Vancouvercenter Southeast Tower while it haven't built yet, and it's project have other taller building and it is taller than 5 building that are already on the diagram. The Bank of America building is also taller than other 5 buildings on the diagram. I have nice drawing for both those buildings.

But......... I have to wait till I get account. So please don't get wrong idea that I never draw anything but requesting.

Also you said that you won't add those building to database, that's allright with me, I will wait for other editor instead of you, if I see you send my incompleted request to the completed requests section again, I will report to the moderators on you.

By the way, thanks for complete my correction.

What a luck *sigh*..

I'll add them when I have time, but Tim has a point. Some of the low rises are a bit on the low side. Plus, you estimations seem too tall on a few. Maybe reaching at straws a bit?

Ohh sure, take your time If you disagree with my estimate, you can put up your estimate if you think it is better.

I won't change the estimations, looks like you've drawn them to your estimation already. Two of the drawings look a little taller than they should.

Well that's what Emporis say about the Bank of America building, I followed Emporis's fact that it's 44 meters. Also about Vancouvercenter, while I was comparing Vancouvercenter to Riverview Tower that was next to its block which Emporis and Skyscraperpage have the height for Riverview Tower at 43 meters, but Vancouvercenter seems are more taller than Riverview so I thought probably 44 to 46 meters..

The windows seem too tall and they look too far from eachother. They look to be 3.5 pixels tall (3.5 metres) and 3 pixels apart from eachother. That's 6-7 metres a floor which seems a bit high.

Hmm... Allright I will try fix it soon, it's kinda hard because the Firstenburg Tower have only 9 floors which are low for its height..
