PMQ: Private Military Quarters.

Buildings logo? Looks like a piece of dung.

I really hope Mr. Polly stops by and sees our comments and takes at least SOME into consideration... But the development should not look like this at all.

Q Lofts set to rise in north-end Halifax

Environmentally friendly units planned

Construction of a multimillion-dollar condominium project in north-end Halifax began Friday.

Concrete work on the Q Lofts, a $10-million to $20-million 72-unit condominium building on Roberts Street, just off James Street, is in full swing, with the first section of the footings poured Friday.

Pouring of the insulated concrete form perimeter walls in the parkade started Monday morning.

Developer Peter Polley, head of Polycorp Properties Inc., said construction was to begin last April, soon after a 15,000-square-foot industrial building at 5666 Roberts St. was demolished, with a completion date of next summer or early fall.

But a variety of factors, including a municipal building permit that “took quite a period” to procure, delayed the starting date until now.

The Q Lofts building will have a unique layout, with two-level units featuring 4.8-metre cathedral ceilings in the living room and front entry and a large bedroom loft overlooking the lower level.

Polley said they’re aiming to achieve platinum status from the Leadership in Energy and Environmental Design, and preliminary LEED scoring is “looking very good.”

Among the environmentally friendly features are a large hot-air solar collector that will cover almost the entire south end of the building, and a greywater heat recovery system that will allow heat to be extracted from sewage greywater before it is discharged into the municipal sewer system.

The rest of the herald story is here.

Excavation is ongoing, also, the building across the street (used to be cabinet concepts) has been torn down and currently appears to be used as storage space.

They have some progress videos on their website from last week. They have some parkade columns poured and are working on the rainwater collection and greywater heat recovery systems.

Hopefully when this one is complete they can finally get started with JAZZ. That is if they ever finished the legal S**t with HRM.

I don't like the long, narrow layouts they all have.

They're like rowhouse layouts. They seem like they'd be dark inside to me, although maybe the open loft area helps a lot with that.

I am a little spoiled; I live in a square corner condo unit with big windows on 2 sides and a square balcony that I guess is 8x8 or so (the next unit over is more like 8x12, and it is all covered, making it much more usable).

Yeah, I'm wondering how they'll sell. While I think I could be pretty happy in a unit that narrow, I don't think I'm in the majority.

Bigger issue for me would be the odd-ball triangular shaped balconies. How is a person supposed to effectively use the narrow portion?
