Big updates to 859 Spring, the student housing tower proposed just south of the Cheetah. The parking is now planned to be 100% underground. Since it's aimed at students, it will no longer seek density bonuses based on inclusion of workforce housing - rather it will seek the density bonus based on underground parking. I didn't even know that existed as a FAR bonus. So the new tower will only be 27 stories (instead of 30) since it doesn't have a parking podium. There will be 25 parking spaces in a one-story underground deck. They've also changed the colors a bit.

The Virginia Highlands apartments/condos and the Spring St student housing designs are UGLY. I am soooooo sick of the multi facade design. I wish the city would be more strict on the designs of these new developments. Why can't they design something more sleek and simple? I don't get it...

I don't get it either and they will not age well. The city has to get serious about this or it will be littered with a legacy of mediocre buildings....

If I'm not mistaken when they presented to the Beltline DRC they were required to create an active use at the Beltline. There's a 2-story clubhouse now that fronts the Beltline side.

The requirement is for "active frontage" not that it be "publicly accessible". Those are very different things.

I understand that. But I still don't understand what that thing is. Whatever it is, it is very odd in its layout and design.

Very odd, yet very typical of Atlanta. This sort of weird relationship that the city has with publics spaces and how buildings relate to the to public seem like a holdover from the "fortress in a city" era back in the 70's and 80's. This is not very conducive to the type of fine grain that makes certain urban environments inviting and vibrant.

Clubhouses are not weird. Maybe I'm just overthinking it. I just think it looks weird and looks like it's a public place based on the outdoor entrance.

That planned clubhouse would make great gallery/café space There are just better uses for that prime location right on the Beltline than private use.
