On Tower Square:
I've heard/seen the commercial portion will include a golf sim entertainment venue, fitness center (planet fitness), and Vietnamese and Japanese dining. I have no idea if they were "in talks" or have commitments. The office tower lost a big tenant commitment from a health nonprofit group and seemingly threw the promising redevelopment into limbo. I hope it works out, but it's an especially rough time to have a largely empty office building.

On Rambler:
I never noticed the curb cuts for the property next door were wide enough for bi-directional traffic even though they are each single lane entrances... weird. Probably means those curb cuts are older than the building.

So, any word on who purchased the Opus site at the foreclosure sale? Is it a public record?

When was it sold? It can take a few weeks for the deed records to be updated.

EDIT: "Benmark Atlanta Lender LLC took back the 4-acre Opus Place site."

I love how the Emmi tower turned out. My only wish is that it were 5-10 stories taller. Proportionally she looks a little thick for her height.

The first page of this thread could use an update - for example moving things from proposed to under construction like Tech Square Phase III, Midtown Exchange, and 736 Peachtree (now the "Rambler"). And technically the Campanille redevelopment is "under construction"

That's when they'll be pre-leasing, with an anticipated move in date of June 2032.

Ironically, I just noticed that it is no longer listed on the Midtown development tour. The proposals have dried up (most of them built) and this is the shortest list of proposals we've had in a long, long time.

Well, I was pessimistic. The rebar was tied by lunchtime and the concrete base was poured by 4:00. However many days to cure and we'll have another tower crane on the skyline!

While recent deliveries and current construction is nice, we need a lot more housing in the pipeline. 1,000 units planned in Midtown is insufficient, regardless of housing built elsewhere.

That said, hopeful we continue to see the uptick in new housing for Downtown.

Just like buying a house is an unappealing proposition right now, same goes for building apartments due to interest rates.

I’m optimistic things will be a little more normal in 1-2 years. 2015-2023 has been a wild cycle! Hopefully a new format/product of higher quality will serve to moderate rents in the plethora of podium projects across Midtown. The quality of the new construction the east side trail and west midtown has left Midtown proper feeling a bit lacking.

I don't share your optimism on lower interest rates. There are too many headwinds.
