HOUSTON | CityCentre Six | FT | 19 FLOORS

This was originally proposed in the mid-2010s along with what is now the new Marathon Oil Tower (One MRO). That building was ultimately completed in 2021. It sounds like this one has come back from the dead. It will go before the city's Planning Commission next week.

Houston-based Midway appears to be moving ahead with plans to build the latest piece of its CityCentre mixed-use development in west Houston.

The development company plans to build an $87.5 million office tower at 903 Town and Country Blvd, which will be called CityCentre 6, according to a filing submitted to the Texas Department of Licensing and Regulation.

The project is scheduled to break ground in March and be completed in October 2025, the TDLR filing said.

While the filing includes few details about what the project will look like, it does say Midway plans to build a 310,547-square-foot office tower and a 371,457-square-foot parking garage on the site.

Midway has tapped Houston-based Kirksey Architecture to design the project, according to the filing.

Information in TDLR filings is often preliminary and subject to change.

A leasing brochure on Midway’s website said CityCentre 6 will have 27,500-square-foot floor plates and two green rooftop terraces.

Plans for the project also include 11,000 square feet of retail space and a 25,000-square-foot urban plaza, the brochure said.

Michael Anderson of Chicago-based Cushman & Wakefield’s Houston office is listed as the leasing contact on the brochure.

Midway declined to provide additional details on the project, and Anderson did not immediately respond to a request for comment.

CityCentre 6 will be the latest addition to Midway’s widely regarded CityCentre mixed-use development.

CityCentre Six will be a 19-story, 320K SF Class-A office tower in CityCentre, a mixed-use complex in west Houston, Midway announced Wednesday. A confidential tenant has signed a lease for 65% of the building, and construction is scheduled to begin in the second quarter. Completion is slated for 2026.

A Midway spokeswoman declined to comment on construction financing for the project in response to a query from Bisnow. The spokeswoman also said the company has no timeline for announcing the confidential tenant, declining to release any details about its identity.

Although Houston office hit an all-time-high office vacancy rate last year, Midway said in a news release that the existing CityCentre complex is 100% leased.

“CityCentre’s thriving blend of office, retail, hotel and residential offerings is a testament to the growing appeal of this area, and we look forward to introducing a new standard for Class-A office space while also growing the pedestrian-focused master plan of the district,” Chris Seckinger, vice president of investment and development at Midway, said in the release.

CityCentre Six will include 308K SF of offices, with a large portion dedicated to the unnamed anchor tenant and up to 100K SF available for lease. It also includes about 12K SF of retail and dining concepts on the building’s ground floor, according to the release. The tower will sit on a nine-level parking structure.

However, Midway said Jan. 10 that the new building will include 308,000 square feet of office space, which will sit atop a nine-level podium parking structure. The building’s ground floor also will include about 12,000 square feet of retail and dining space.

The building will have 27,500-square-foot floor plates and two green rooftop terraces, according to a leasing brochure on Midway’s website.

Midway said CityCentre Six has already secured an unnamed anchor tenant, which will occupy 65% of the building’s available office space, leaving about 100,000 square feet available for lease.

Construction is scheduled to begin during the second quarter of 2024, with delivery expected in 2026.

Records filed with the Texas Department of Licensing and Regulation said the project is expected to cost $87.5 million. Information in TDLR filings is often preliminary and subject to change.

"Our plans for CityCentre's north site have been in the works for almost a decade, and CityCentre Six is a significant step towards realizing our long-term vision for the development," Chris Seckinger, vice president of investment and development at Midway, said in a press release. “CityCentre’s thriving blend of office, retail, hotel, and residential offerings is a testament to the growing appeal of this area, and we look forward to introducing a new standard for Class A office space while also growing the pedestrian-focused master plan of the district.”

CityCentre Six and the adjacent Marathon Oil Corp. building were master-planned around a new half-acre urban plaza, which Midway said will serve as an upscale entrance to the original CityCentre development.

Designed by Houston-based OJB Landscape Architecture and curated by Midway's Urban Park brand, the space will feature natural elements incorporated throughout and built-in assembly seating overlooking the area.

CityCentre Six’s retail fronts and patios will overlook the plaza, Midway said.

Additional members of the project team for CityCentre Six include Kirksey, which will serve as architect of record, and Munoz + Albin Architecture and Planning as the design architect. Both firms are based in Houston.

When it is completed in 2026, the new building will include 308,000 square feet of office space, which will sit atop a nine-level podium parking structure. The building’s ground floor also will include about 12,000 square feet of retail and dining space.

Midway also confirmed Feb. 23 that the previously unnamed anchor tenant for the building will be Dow Chemical, which leased 65% of the building for its Houston Dow Center. The Dow Chemical Co. is a wholly owned subsidiary of Michigan-based Dow Inc. (NYSE: DOW), which has a major presence in the Houston area.

Earlier this week, NAIOP Houston honored Ronnie Deyo, Beau Bellow and Lonna Jenks of JLL with its Office Deal of the Year award for negotiating the lease on behalf of Dow Chemical.

As NAIOP Houston noted, Dow Chemical was seeking new Class A space in west Houston, but space in the area was limited. The JLL team ultimately was able to secure the necessary funding that allowed them to commence a 203,420-square-foot build-to-suit on the last available site in CityCentre.

"We are excited to officially break ground on CityCentre Six, a project that will elevate the standard for Class A office space in Houston and enhance the pedestrian-friendly master plan of the district,” Chris Seckinger, vice president of investment and development at Midway, said in a Feb. 23 statement. “Dow's commitment as the anchor tenant has been a driving force behind the project's strong momentum and underscores the strong leasing demand for CityCentre office space, which remains 100 percent leased. Their presence not only confirms the tower's status as a premier business destination but also reflects the confidence leading enterprises have in our vision for the district.”
