• It wasn’t too long ago that The Ear read the editor’s message in this publication wondering where all the construction was that should be taking place in Burnside. Looks like he’s getting his wish. In addition to the major work underway on the new RCMP headquarters on Garland Avenue, at least four other projects are underway nearby. The lot just down from the RCMP is under development and BIRD Construction has already got the foundation in for its new project on the corner of Garland and John Savage Avenue. A stone’s throw away on Burbridge, across the street from Cabot Shipping, Fitz Construction already has the walls up on its latest project. There also appears to be something big happening just off Wilkinson Avenue down past the new Rendan Fabricators location, but exactly what it is The Ear is still checking on.

NOTE: The BIRD Construction project on Garland now has two floors of steel erected.

Not sure if this is the same thing or not, but I do know that Lindsays is building a two storey building on Garland. It is going to be an exit realty office on the top floor and a daycare on the ground floor.

There was a tree clearing machine onsite at the Wright and Burnside Business Campus today. Looks like the work has begun again.

Yes, a three storey concrete tilt up office building should be there by end of fall this year from the news on the street. I understand it is being built for a tenant who is relocating out of downtown.

Top insurance firm heading to new Burnside centre

An architect’s rendering of the Hardman Group office complex under development at Dartmouth’s Burnside Park. A key tenant in the complex will be the Dominion of Canada General Insurance Co.

One of Canada’s biggest insurance companies is relocating its Atlantic operations from downtown Halifax to a slick new complex under development at Burnside Park by the Hardman Group.

The Dominion of Canada General Insurance Co. will be an anchor tenant in a three-storey, 60,000-square-foot office complex under construction at the intersection of Burnside Drive and Wright Avenue, Bill Hardman, Hardman Group president, said on Tuesday.

Hardman said his company’s development and commercial components planned for the neighbouring Dartmouth Crossing retail area are combining to create an attractive alternative to downtown Halifax.

He said the intersection of Burnside Drive and Wright Avenue is one of the busiest in the city.

Hardman Group is developing a 6.5-hectare business campus at the intersection, the former location of a water tower dismantled about six years ago by Halifax Water.

"The tower was located at this location to take advantage of the topography in the area," said Hardman. "The site offers fantastic views of Halifax Harbour and the Burnside area."

The Dominion of Canada will relocate to its new campus location at Burnside shortly after the building is completed in September.

The company currently has offices in Purdy’s Wharf Tower II at 1969 Upper Water St.

The insurance company has committed to 20,000 square feet of space, but this could change before occupancy.

"This flexibility is part of the appeal of locating in a new location where there is lots of space available," said Hardman.

Hardman Group wants to construct a new building at the location each year for the next five years.

All the buildings will adhere to strict environmentally friendly standards.

In addition to the office campus part of the development, there will be a retail component at street level along Wright Avenue.

Hardman said the completed development will feature green space with square footage equivalent to the size of two football fields.

"Some businesses want to be downtown, some need to be downtown," he said.

"But others are discussing new possibilities with their staff and determining the downtown core is not essential."

He said Dominion is relocating to the business campus because of the ease of access for staff, free parking and the advantages of a campus setting.

Downtown parking is averaging about $160 per month, he said.

Scott Beattie, Dominion’s regional vice-president of business development, said the company liked the rent and the space for expansion.

"The move is something we have been looking at for over a year," he said in a news release.

J.W. Lindsay Enterprises Ltd. is constructing the first building at the campus.

The design is by Lydon Lynch Architects.

My god we have reached new lows. We are now considering a 3 storey building a "Tower" in Halifax.

Seriously. Mind you in that part of burnside that is the highest you can build.

City of lakes and Dartmouth Crossings is closer to 5 stories i believe.

I think the "tower" reference was related to the former water tower, not the proposed building.

Wright & Burnside

After being announced two summers ago, construction has started on the first phase of the Wright & Burnside Business Campus.
“The shovels are in the ground, even with the rain,” says Bill Hardman, president of The Hardman Group Limited.
The first of five office buildings will be three stories high and measure 60,000 square feet in size. It’s expected to be complete by the end of September.
“It’s a very quick construction process, so you’ll see a lot of changes quickly on site,” Hardman says.
He hopes the remaining buildings will be constructed at a rate of one every three years or less.
Perched atop the corner of Wright and Burnside Avenues, the plot of land is the highest point in Burnside and features a stunning view.
“It’s one of those properties that when a prospective tenant walks the property, they go ‘Wow!’” Hardman says. “Your expectation isn’t that you’ll see the kind of views you see up there.”
The anchor tenant for the first building is The Dominion of Canada General Insurance Company, which will occupy 20,000 square feet of space on one level. Scott Beattie, the regional vice president of business development at The Dominion, attributes the move to a number of reasons.
“The attraction to the Wright & Burnside project was a competitive rental structure, free parking for our staff and business partners, and the fact the project can accommodate our expansion needs,” Beattie says.
The ability to accommodate expansion needs is one of Wright & Burnside’s many strengths, Hardman says. He points to Dominion’s current needs, which are 20,000 square feet of space, and lays out what could be done if it reached 30,000 later down the road.
“We can accommodate that in multiple ways,” Hardman says. “[We could] possibly relocate tenants that are in the building now or we could accommodate it in another building. Because they’re all in close proximity, with the technology advantages [available today], it just works very well.”
Hardman says tenants are always thinking about if they will need to expand and what they would do if that became a reality.
The project is aiming for LEED certification – silver or gold – and will feature solar hot water heaters. Hardman says plug-ins for electric cars and a geothermal loop to provide heating and cooling may also be included.
“Our vision for the project is a true LEED campus development,” Hardman says. “It’s something that isn’t in place in the Maritimes and we believe that will become more and more important totenants and – really – their employees.”
Not surprisingly, Hardman is happy to have the first building under construction.
“It feels good,” he says. “The development of an office building is a little like a chess game because you never have all the pieces lined up at exactly the same time. Office leases typically run five to 10 years, so when you have a lead tenant like Dominion, you have to go full steam ahead and put the other pieces together.”




PODS

Despite the lousy weather, good progress is being made on the PODS building on Gloria McCluskey Avenue.
“When you take into account the amount of rain we’ve had the past few weeks, we’re not looking too bad,” says Martin Krest, project manager with Lindsay Construction. At that point in time, the foundation had just been finished.
The 13,750 square foot facility will house PODS, a moving and storage company.
“The advantage of PODS is we deliver the storage to the customers,” says Peter Hauderowicz, a co-owner in the Dartmouth location. “You don’t have to drive to a storage facility; we deliver a container to your location. You pack it at your pace and we pick it up.”
The PODS containers can then be stored at the PODS facility or moved to a new location. Hauderowicz says the PODS containers come in two different sizes: 16 x 8 feet and 12 x 8 feet. He says the Burnside facility should be able to house around 200 PODS containers.




Dorey Avenue

Top Construction has started site preparations on a Dorey Avenue lot, but is awaiting the necessary permits before really getting started. The company says the project is too premature to discuss, but once the pieces are in place it has something “really special” planned for the site.




Garland and John Savage Avenues

Bird Construction is well advanced on a project for Canadian Blood Services (CBS) on the corner of Garland and John Savage Avenues. CBS is withholding further comment on the project at this time

BTW there was no good angle to grab a photo but there is a foundation in on the side facing Burnside Drive.

Don't think this has been mentioned before.

The former steel factory on Windmill Road where it meets Victoria Road is up for sale. This is a huge parcel of land and is likely the largest underdeveloped parcel left in urban Halifax (exlcuding Mount Hope lands). Covering 20 acres at an extremely important intersection it is unsurprising the asking price is high ($11.5M). The lands are zoned General Industrial but could be subdivided into commercial and residential uses through municipal ammendments. There is a bit of shoreline included that fronts onto Navy Island Cove.

Personally I think this could be a candidate site for a stadium. It's probably large enough, it has good access to Dartmouth, Peninsula, Bedford, and Sackville. It is at the junction of two major roadways both of which connect to the 100-series. To the south the MacKay has two interchanges providing choice. Highway 111 and 118 are minutes away. Heading north Bedford and Sackville are connected directly and the highway remains twinned to Windsor. The stadium would be surrounded by commercial uses that would see an influx of customers during events. There is little residential around which minimizes negative impact. The games/events could be scheduled for after rush-hour to make efficient use of the 4-7 lane roadways. The site is adequately served by Metro Transit and with increased coverage it could become a large share of the trips. A new link stop would provide direct connections to Downtown and Sackville, and current rush-hour stops could provide extended game coverage. Hell, if we were to get really ambitious the adjacent rail-lines could be used.
